Position Summary
We are looking for an experienced Maintenance Operative to support the Stockwell site of 200 studio apartments. The role involves planned, preventative and reactive maintenance to ensure residents receive high‑quality service.
Compensation- Salary:
Up to £36,000 per annum - Discretionary bonus up to 10%
- 33 days holiday
8:00 am – 5:00 pm, Monday‑Friday. Occasional weekend or emergency work may be required.
Responsibilities- Assist with day‑to‑day reactive and preventative maintenance.
- Exercise initiative in responding to maintenance issues and liaise effectively with Facilities Managers and colleagues.
- Provide support for electrical/plumbing repairs.
- Assist with flat turn‑arounds, redecorating rooms and communal areas.
- Manage flat check‑outs at month‑end; perform routine maintenance in flats and communal areas.
- Carry out regular building patrols to identify maintenance or health and safety risks, and complete actions accordingly.
- Conduct pre‑move‑in checks, flat inspections and scheduled resident inspections.
- Record and monitor maintenance issues.
- Support the Estate Team in monitoring compliance with planned and reactive maintenance procedures.
- Ensure maintenance records are kept for all services, including PAT testing and fixed wiring certification.
- Assist with general upkeep of the property including cleaning and external landscaping.
- Adhere to health & safety policy, risk assessments, method statements, and permit to work.
- Communicate effectively and courteously with residents regarding maintenance matters.
- Assist in managing third‑party contractors to ensure timely completion.
- Contribute to customer satisfaction on site.
- Support new team members, providing a warm welcome and guidance.
- Minimum 2 years’ general maintenance or domestic plumbing experience.
- NVQ Level 2 in plumbing maintenance (preferred).

- Qualifications:
IEE Wiring Regulations Level 17 or IOSH advantageous.
