Associate Director​/Director – Credit

Martley Capital Group is a full-service real estate investment advisory platform whose activities cover real estate investing, lending, assets and funds. The company was established in December 2023 with more than 40 staff, four offices across the UK and Europe and has ~£1.0bn of AUM across 33 mandates. The business has launched a number of new funds and individual transactions, with an Opportunistic and Value Add focus, covering Credit, Equities and Direct Real Estate, to take advantage of current dislocation in the real estate markets.

Martley Capital has also been instructed on a number of asset and investment management advisory mandates, drawing on the team’s extensive experience. In addition to AUM growth, Martley Capital is targeting revenue growth via its loan servicing platform (IKEN Loan Servicing), through the provision of third-party services and ancillary services to other small asset managers through a plug‑and‑play model.

Martley Capital Group is seeking a talented individual to join its Capital Markets team working closely with the lending Director. Martley has aspirations to grow its credit platform significantly over the near term having successfully built its Gap Financing lending programme over the last 18 months during which time it has built out a strong pipeline and developed close relationships in the market to support AUM growth.

The role requires excellent analytical skills and experience in real estate debt transactions. In particular, the position revolves around sourcing and executing junior debt positions across all real estate sectors in the UK (and potentially Europe), specifically:

• Origination, structuring, underwriting and deal execution in line with Martley’s lending parameters
• Leading credit paper process and deal execution
• Ensuring real estate finance transactions are executed in compliance with credit, legal and tax requirements
• Overseeing and managing due diligence processes
• Pipeline Management - developing and maintaining relationships with Brokers and Sponsors
• Liaising with new and existing clients
• Liaising with Senior Lenders, Lawyers, Facility/Security agents, Project Monitors, Valuers and other external parties as may be required
• Working with other junior members of the team to develop their understanding of this area of the business
• Communicating with all areas of the wider business including asset managers, investor relations, fund accountants and legal teams

The ideal candidate will be able to demonstrate a range of skills, creativity, market connectivity and depth of understanding for UK real estate debt structures, including A/B notes, Senior/Mezz, back leverage and bridge financing. The candidate would benefit from:

• Minimum of 5+ years of experience in the UK (and European) real estate finance sector ideally having worked in debt funds in an origination capacity
• Prior experience of junior financing and multi lender debt structures
• Prior experience managing real estate debt transactions within the UK or Europe across various asset classes
• Execution and transaction experience including a sound knowledge of LMA standard finance documentation
• Excellent analytical skills, both commercial and financial, including an advanced knowledge of real estate financial modelling in Excel and the ability to prepare and present financing proposals with the skill and experience to influence and overcome objections.
