A leading international real estate investment platform is seeking an Associate/Senior Associate to join its London-based team, with a primary focus on asset management across a UK portfolio of operational real estate assets. The role blends hands‑on operational engagement, technical financial analysis, and strategic asset planning, with approximately 80% asset management and 20% acquisitions exposure.
This is a highly collaborative position suited to someone who is both analytically strong and operationally curious, comfortable building financial models, running scenario analysis, and driving value through business plan execution, while also spending time understanding how complex, service‑led assets operate day‑to‑day.
Key Responsibilities- Lead the ongoing management of a UK portfolio of operational real estate assets (healthcare, hotels, PBSA, multifamily), ensuring performance is aligned to strategic objectives.
- Develop, update, and maintain detailed financial models to track asset performance, identify value‑creation opportunities, and assess capital allocation decisions.
- Conduct scenario and sensitivity analyses to evaluate commercial outcomes, operational changes, and business plan alternatives.
- Drive and monitor annual business plans, including budgets, capex programmes, repositioning strategies, and operational KPIs.
- Work closely with operating partners to understand asset‑level operations, occupancy trends, margin drivers, and service‑delivery dynamics.
- Support valuation processes, including quarterly/annual valuation cycles, underwriting of asset performance, and benchmarking against comparable assets.
- Prepare investment committee materials, performance dashboards, and strategic reviews for senior leadership.
- Coordinate multidisciplinary advisors and stakeholders (operations, consultants, lenders, legal, technical specialists).
- Support underwriting and due diligence on new investment opportunities across operational real estate sectors.
- Build and refine acquisition models, including operational assumptions and long‑term hold projections.
- Assist with transaction execution, including data room management, commercial analysis, and coordination of third‑party due diligence.
- Contribute to the preparation of IC memoranda and other approval documentation.
- Strong technical and analytical skills, with the ability to independently build and interpret complex financial and operational models.
- Demonstrated experience working with service‑led or operational real estate (e.g., healthcare, hotels, PBSA, multifamily) preferred; an interest in understanding operational drivers is essential.
- Commercially minded with the ability to assess risk, evaluate business plans, and formulate asset‑level strategies.
- Confident engaging with operators, advisors, and senior stakeholders; able to translate financial insights into operational actions.
- Highly organised, detail‑oriented, and comfortable managing multiple work streams in a fast‑paced environment.
