Salary: £80,000
Location: London (with regular national travel)
Sector: Property Development | Living / PBSA | Construction
Contract: Permanent, Full Time

The Opportunity

A leading UK-based, privately owned property developer is seeking an experienced M&E Manager to act as the technical authority for Mechanical and Electrical design and delivery across a growing national portfolio of large-scale PBSA-led and mixed-use developments.

Reporting directly to the Group Construction Director, this role will take ownership of M&E design management, sustainability strategy and technical assurance from early concept through construction, commissioning and handover. The successful candidate will play a critical role in shaping low‑carbon, compliant and operationally efficient building services solutions across multiple concurrent projects.

This is a senior, client-side position offering genuine influence over design quality, sustainability outcomes and long-term asset performance.

Key Responsibilities
  • Act as the client's technical lead for all Mechanical and Electrical design and installation matters across multiple projects
  • Lead and manage the M&E design management function, overseeing external consultants, specialist designers, contractors, utility providers and ESCOs
  • Coordinate and review M&E design solutions from concept through RIBA Stages 1-5 and support delivery through construction and handover
  • Lead sustainability strategy coordination, ensuring energy performance, carbon reduction and environmental objectives are embedded within M&E design
  • Review energy strategies and propose technically robust, commercially viable and compliant building services solutions
  • Undertake formal Stage 3 and Stage 4 M&E design reviews and manage resolution of technical comments
  • Review fire strategies and ensure M&E compliance with statutory, building safety and project-specific requirements
  • Act as the primary interface for utilities, ESCOs, BMS specialists and energy infrastructure matters
  • Support procurement strategies for M&E contractors and specialist packages, including tender reviews and technical clarifications
  • Monitor M&E design development and installation through construction, commissioning and handover
  • Ensure Golden Thread, O&M manuals and digital M&E records meet regulatory and contractual requirements
  • Support sustainability obligations including BREEAM and Building Safety Regulator requirements
  • Provide post-handover technical support to facilities and estates teams where required
About You

You are a technically strong, commercially aware M&E professional with the confidence to operate autonomously across complex, multi-project portfolios.

Essential experience
  • Degree-qualified (or equivalent) in building services engineering or a related discipline
  • Typically 10-15 years' experience in MEP design within consultancy, contractor, sub‑contractor or developer environments
  • Proven experience managing and coordinating external M&E consultants, design managers and specialist contractors
  • Strong background in energy strategy development, sustainability‑led M&E solutions and low‑carbon design
  • Experience delivering large-scale residential, PBSA, hotel or mixed‑use developments
  • Working knowledge of:
    • Building Safety Act and Golden Thread requirements
    • Fire strategy and M&E compliance
    • Building Regulations and Health & Safety legislation
  • Able to manage multiple projects simultaneously with a high degree of autonomy
  • Strong communication skills and confidence engaging with senior internal and external stakeholders
  • Willingness to travel regularly to sites across the UK
Desirable
  • Chartered status (e.g. CEng, MCIBSE or equivalent)
  • Previous client-side experience within a developer, contractor or institutional environment
  • Experience working directly with utility providers, ESCOs and BMS specialists
  • Experience supporting BREEAM, planning and energy compliance submissions
Why Apply?
  • Senior, influential client-side role within a growing national developer
  • Opportunity to shape sustainability, energy and low-carbon strategies across a major development portfolio
  • Work on complex, high-value projects in key UK cities
  • Competitive salary and long-term career progression within a stable, expanding organisation
