Operations Manager

Hard FM (M&E PPM/Reactive, Life Safety & Security Systems)

Vauxhall based, with multi-site travel expected

To lead the operational and commercial performance of a Hard FM / M&E maintenance operation in London, covering PPM, reactive maintenance, compliance-led remedials, small works, plus oversight of life safety and security systems delivered in-house and/or through specialist partners. You will ensure high service standards, robust H&S and compliance governance, lead the delivery team, and critically drive profit margins, business efficiency, revenue generation, and pipeline growth through operational control and strong client relationship management.

• Own end-to-end delivery of M&E maintenance: PPM completion, reactive response, first time fix, and quality close out.
• Plan and resource works across engineers and specialist subcontractors (labour, materials, access, permits).
• Manage helpdesk/CAFM workflow: triage, priorities, SLAs, escalation control, and customer communications. Reduce repeat faults through root-cause analysis and targeted maintenance strategy improvements.
• Life Safety Systems
  • Oversee delivery and compliance governance for life safety systems, ensuring statutory and contractual standards are met.
  • Typical scope (as applicable):
  • Fire detection & alarm systems and interfaces
  • Emergency lighting inspection/testing and rectification
  • Suppression systems (e.g., sprinklers, wet/dry risers, gaseous suppression where present) via specialists
  • Smoke control / AOV systems and controls interfaces
  • PA/VA and critical alarm monitoring where present
  • Coordination of fire doors/compartmentation defect reporting and remedial management (where within scope)
• Security Systems
  • Manage operational delivery of security systems maintenance and reactive response, ensuring clear governance, evidence, and service performance.
  • Typical scope (as applicable):
  • Access control (doors, readers, controllers, maglocks)
  • CCTV (cameras, recording, monitoring interfaces)
  • Intruder alarms and alarm monitoring interfaces
  • Intercoms/door entry systems
  • Turnstiles/speed gates/barriers where present
  • Integration points with fire systems (cause & effect, release mechanisms) and BMS/monitoring platforms where applicable
  • Ensure correct management of commissioning, fault resolution, system integrity, and compliance documentation via competent persons/specialists.
• Technical Leadership
  • Provide technical leadership across mechanical and electrical building services maintenance (HVAC, AHUs, pumps, valves, controls/BMS interfaces, LV distribution, plant rooms).
  • Support diagnosis and solution design, ensuring repairs are safe, compliant, and “right first time”.
  • Drive consistent engineering standards: reporting quality, photo evidence, asset data integrity, and as-left condition.

• Operations management experience in Hard FM / M&E maintenance (PPM + reactive) client-facing.
• Strong M&E engineering background with credibility to lead technical teams.
• Experience overseeing life safety and security systems delivery (directly and/or via specialist supply chain) with strong governance and evidence management.
• Proven commercial acumen: protecting margin, controlling costs, and driving revenue through remedials/small works.
• Strong understanding of compliance and safe systems of work in FM.
• Confident communicator and relationship builder; able to negotiate, influence, and retain/grow accounts.
• CAFM and performance reporting competency; strong IT and Tech skills.

• Engineering qualification (e.g., NVQ3 / City & Guilds - Electrical or Mechanical)
• 18th Edition (BS7671) (desirable)
• IOSH / NEBOSH (desirable)
• Demonstrable experience managing competent vendors for M&E, fire, emergency lighting, access control, CCTV, etc.
