The Opportunity
A well-established residential developer is seeking an Intermediate Quantity Surveyor to join their commercial team on a major 500-unit residential development in North London.
This role offers the opportunity to take greater ownership of commercial packages while continuing to develop under the guidance of a Senior or Project Quantity Surveyor. You will be involved across the full project lifecycle, gaining exposure to procurement, cost control, and post-contract commercial management on a large, multi-phase residential scheme.
This position is ideal for an Assistant QS ready to step up, or an Intermediate QS looking to strengthen their experience on a complex, high-volume residential development.

Key Responsibilities
-Managing allocated subcontract packages from procurement through to final account
-Assisting with subcontractor negotiations, valuations, and variations
-Supporting post-contract commercial management and cost control
-Preparing cost reports, forecasts, and cash flow information
-Monitoring subcontractor performance and payments
-Assisting with the management of commercial risk and opportunity
-Supporting the Senior / Project QS with overall commercial reporting
-Working closely with site and project teams to ensure financial performance

Requirements
-Proven experience as an Assistant or Intermediate Quantity Surveyor
-Experience working on residential construction projects
-Good understanding of the construction and commercial process
-Experience managing subcontract packages with limited supervision
-Degree-qualified in Quantity Surveying or a related discipline
-Strong communication, organisation, and commercial awareness
-Ambition to progress to Project QS level
