Permanent, full time (35 hours per week)
Location:
London (Stratford) or Manchester (Trafford) – Agile worker, 20 %‑40 % hybrid.
Salary: £35,951‑£39,531 (London weighted) or £32,188‑£35,593 (regional), depending on experience.
Grade: 7
Working pattern:
Monday to Friday, 9 am‑5 pm.

Join our evolving Pre‑construction team within Major Works. You will support the strategy and governance of Pre‑Construction and Major Works, influencing future programmes and assisting with complex project referrals, party‑wall agreements, and translating data sources into deliverable projects on site.
The role coordinates the team, provides technical specification and cost reviews, and ensures deliverability throughout all pre‑construction stages.
Reporting to the Regional Programme Manager and working alongside Pre‑Construction Project Managers and the Pre‑Construction Coordination Manager.
Your impact in the roleProvide technical support to the pre‑construction team; process validation monthly payments and analysis; support future programmes within L&Q’s asset‑management database; build key relationships with Asset Strategy, Major Works delivery regions, Commercial teams and finance; shape future delivery programmes through the validation process; support current year work, including Section 20 and planning permission data.
What you’ll bring- Excellent customer service skills
- Financial and commercial acumen, risk management skills, financial reporting, and presentation to stakeholders
- Collaboration and influencing skills with key stakeholders
- Computer literacy; experience in managing asset‑management data; excellent MS Office skills, especially MS Excel (intermediate‑to‑advanced)
- Knowledge of standard measured‑term partnering contracts (PPC, NEC, JCT, etc.)
- Knowledge of regulatory compliance for fire risk management
- Understanding of all pre‑construction activities for major‑works projects (specifications, tendering, design, planning, building, regulations, CDM 2015, leasehold consultation)
- Knowledge of Mechanical Services and engineering
- Relevant experience
