Location : Greater Manchester
Salary : Circa £55k
60k Package
Our client is an established specialist sub-contractor with a strong national reputation for delivering high-quality building solutions, particularly in external works. With decades of expertise, they work alongside leading main contractors and developers on a diverse range of projects, from heritage restoration to modern large-scale developments. Due to continued growth and a robust pipeline of work, they are now seeking a commercially astute Quantity Surveyor.
We are looking for an ambitious and experienced Quantity Surveyor to manage the commercial and cost aspects of construction projects valued between £250k and £4m. Working as part of a dedicated commercial team, you will play an integral role in ensuring projects are delivered on budget, on time, and to the highest standards. Key Responsibilities- Prepare, analyse, and manage bills of quantities, cost estimates, budgets, and interim valuations
- Monitor project finances to ensure adherence to budget and identify cost-saving opportunities
- Manage subcontractor procurement, payments, and performance, ensuring compliance with contractual obligations
- Prepare and submit cost value reconciliations (CVRs), financial reports, and sales / estimating documentation
- Lead the review of supply chain tender returns and negotiate subcontract packages
- Attend internal pre-start meetings and manage internal QA handover processes post-contract award
- Work autonomously across multiple projects, liaising closely with design teams, project managers, clients, and key stakeholders
- Support the preparation and negotiation of variations and final accounts
- Ensure all commercial processes align with company policies and industry standards
- Degree-qualified in Quantity Surveying, Construction Management, or a related discipline
- Proven experience as a Quantity Surveyor, within a specialist sub-contractor environment
- Strong knowledge of NEC and / or JCT contracts; experience with RC frame, industrial, civil engineering, or highways projects is desirable
- Excellent numerical, analytical, and negotiation skills
- Proficiency in QS software and the Microsoft Office suite
- Chartered status (RICS or equivalent) is advantageous but not essential
- Commercially minded with strong financial and contractual awareness
- Collaborative in approach with a desire to develop their expertise and commercial skills
- Excellent communication and organisational skills, with the ability to manage multiple projects
- Proactive, self-motivated, and able to work both independently and as part of a team
- Strong relationship-building skills with clients, contractors, and supply chain partners
