We are currently searching for a Senior Property Manager to join our growing team. With over 50 years in business, we are well known throughout Ontario as a successful Real Estate Development company.
Our ideal candidate will have strong problem-solving skills, excellent communication abilities, and a proven ability to manage multiple priorities. This role focuses heavily on maintenance coordination, resident satisfaction/communication and leasing department support, ensuring the properties are well-maintained, profitable, and operating smoothly.
KEY RESPONSIBILITIES- Foster a collaborative team culture through regular mentoring, check-ins, and performance development
- Support budgeting processes and help prepare annual operating budgets for the regional portfolio
- Supervise and support site-level team at our luxury high-rise residential buildings
- Obtain, analyze and recommend bids and estimates for repair work and service contracts and equipment updates
- Support marketing and leasing strategies, identifying opportunities for community growth and improvement
- Oversee all aspects of the daily operations, this includes management and oversight of both the office support/ maintenance team and resident managers of our class A multi-residential portfolio of over 1,000 suites at our KW location
- Coordinate and oversee all aspects of property operations including building maintenance, grounds, HVAC, painting, cleaning, and contractor/vendor scheduling
- Ensure timely, courteous responses to resident concerns and follow up to confirm satisfactory resolution
- Ensure 24-hour emergency coverage is consistently maintained
- Conduct regular inspections of properties and resident suites to ensure maintenance, safety, and lease compliance
- Maintain accurate, compliant lease files and ensure data integrity
- Coordinate resident move-ins and oversee all aspects of resident lifecycle management including rent collection, insurance compliance, and service request processes
- Inspect vacant suites and coordinate preparation for market readiness
- 10 years of experience in class A residential property operations
- 5 years in a supervisory and multi-site leadership role
- Proven experience directing teams, managing contractors, and resolving resident issues
- Proficiency with YARDI or other property management software
- Deep knowledge of the Ontario Residential Tenancies Act and residential property protocols
- Strong interpersonal and negotiation skills with a high standard of professionalism
- Budget management and reporting experience
- Highly organized, adaptable, and able to lead multiple priorities simultaneously
- Valid driver’s license and access to a vehicle
- Ability to travel locally for site visits, inspections, and meetings
- Able to be proactive with good problem-solving skills, judgment and innovation
- Comfortable working evenings and weekends when needed in case of emergencies or events
