Due to ongoing expansion, we are seeking a highly experienced and motivated Residential Sales Consultant with a strong commercial background to drive the occupancy and leasing for our co‑living and PRS properties.

We are looking for a dynamic individual who thrives in a fast‑paced environment and has excellent interpersonal skills. The role requires providing support to both our domestic and international markets, managing relationships with local businesses, international accommodation agents, and current and prospective tenants. The ideal candidate will have a proven track record in residential sales and leasing within the housing sector, with specific experience in the co‑living and PRS markets.
The role requires a collaborative and flexible approach to working alongside operational teams and will be primarily based at our Head Office in Liverpool, with attendance at our flagship site Square Gardens in Manchester as and when required.
Downing are a leading provider of co‑living and private rented sector (PRS) accommodation based in the heart of Manchester. Our latest development, Square Gardens, is centred around green and open landscaped spaces, delivering a sustainable place to live and gather with exclusive shared resident amenities and services.
Key Responsibilities- Manage all sales and lettings enquiries, guiding prospects through the application and move‑in process.
- Build and maintain positive relationships with local partners, businesses, and external accommodation agents.
- Provide agents with pricing, availability and basic marketing material as required.
- Monitor competitor activity, market trends and pricing to support local sales strategy.
- Track enquiry performance, conversions and incentive usage, providing regular updates and reports.
- Maintain accurate records across CRM and internal systems, updating availability, enquiries and booking progress.
- Support marketing activity by ensuring listings, collateral and show apartments are well presented and up to date.
- Deliver an excellent customer experience, supporting residents and building strong relationships throughout their journey.
- Conduct in‑person and virtual property viewings as and when required, ensuring the property is presented to a high standard.
- Collaborate with on‑site and head office teams, providing support to ensure smooth communication and efficient operations.
- Experience in residential sales, lettings or a customer‑facing property role (PRS/BTR/co‑living desirable).
- Strong sales skills with confidence in converting enquiries into bookings.
- Excellent customer service approach with the ability to build rapport and maintain professional relationships.
- Highly organised with strong attention to detail and the ability to multitask effectively.
- Confident communicator with excellent verbal and written skills.
- Comfortable using CRM or booking systems, with good general IT competency.
- Proactive, adaptable and able to use initiative in a fast‑paced environment.
- Professional and confident presentation.
- Awareness of cultural differences and the ability to work effectively with international customers.
- Ability to analyse basic performance data and follow reporting processes.
- Familiarity with tools such as Canva, Hub Spot, KX or MRI (desirable but not essential).
