Position

Community Manager — The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial management, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Responsibilities
  • Personnel management: supervise on-site staff, screen, hire, train, coach, and develop staff; ensure ongoing training and performance management; manage staff schedules.
  • Maintain regular/daily on-site presence; document performance issues and coordinate with direct supervisor and HR; terminate staff when necessary.
  • Ensure compliance with Company policies and procedures; promote quality job performance through effective leadership.
  • Financial management: pursue NOI through cost control and revenue/leasing improvement; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; monitor vendor invoices; ensure accurate financial reporting.
  • Strategic leasing management: develop yearly marketing plans, execute leasing strategies, ensure lease signings, and maintain accurate reporting systems.
  • Resident relations: address complaints, concerns, and requests; implement resident retention programs; show, lease, and move-in prospective residents.
  • Administrative & maintenance management: ensure accurate and timely reporting; lead property emergency response; supervise maintenance service requests and ensure timely repairs; conduct regular property inspections and tours; manage resources, equipment, and supplies; oversee on-site construction, rehabilitation, and make-ready work.
Qualifications
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly communicate with others; capable of working overtime, weekends, and night hours (emergencies).
  • Frequent standing or sitting for prolonged periods; move between worksites as needed.
  • Ability to ascend/descend ladders, stairs, scaffolding, ramps, and other elevations; lift and move objects up to 25 lbs.; operate tools and vehicles; work in various environments and temperatures; exposure to hazardous chemicals.
License/Equipment
  • Must have reliable transportation due to the emergency on-call requirement.
Compensation

Salary Range: $37,000 per year to $40,000 per year. Asset Living provides a comprehensive total rewards package, including benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and applicable bonuses; full-time employees also receive paid sick days and company holidays.
