Overview
Facilities Maintenance Technician II (Maintenance)
Responsibilities- Performs physical plant maintenance and repairs and coordinates facility maintenance with the Manager of Maintenance and Construction. Completes work orders on facility maintenance (CMMS system). Prioritizes work orders by urgency and in correlation to treatment-related projects. Maintains appropriate records. Establishes schedules for physical plant maintenance and inspections and for equipment such as fan coil units, lighting, fire extinguishers, sterilizer, and other areas as needed.
- Performs repairs and adjustments on locks for cabinets, closets, doors, and desks. Performs filter changes on ventilating systems, heating, and air equipment. Assists in moving furniture or equipment.
- Performs repair or general maintenance work on facilities, buildings, grounds, and equipment at various sites, including electrical, carpentry, plumbing, masonry, glazier, and painting tasks. Repairs structures such as showers, floors, sinks, walls, and carpets. Performs snow removal.
- Responsible for vehicle maintenance. Establishes schedule for routine maintenance, washing, and cleaning, and maintains records. Repairs certain treatment-related equipment (e.g., stretchers, wheelchairs, IV assemblies in transportation vans) if requested.
- Keeps areas in the Engineering department and Facilities Maintenance clean, including sinks and equipment (keys, engraving machines, saws). Picks up supplies and parts as needed, including physical plant and housekeeping supplies. Initiates some purchases using purchase orders.
- Contributes to a positive work climate and the overall team effort of the department and CARTI. Performs other related duties as assigned to ensure efficient and effective functioning of the work unit.
- Performs minor repairs on kitchen appliances and emergency equipment, reporting mechanical malfunctions to the Building Manager for further action. Assists in breaking down cubicle partitions and identifies projects that need higher-skilled craft services.
- Performs carpentry on cabinets, shelves, countertops, and other millwork. Performs repairs on interior walls (patching and painting). Performs routine electrical repairs (changing light bulbs, receptacles, and ballasts).
- Activates and deactivates building alarms and responds to calls after and during regular work hours. Maintains cleanliness in mechanical rooms, electrical closets, and other assigned Facility areas. Performs routine inspection and preventive maintenance on equipment such as fire extinguishers and other life safety equipment.
High School diploma
Valid Arkansas Driver’s License
Skills and Abilities
Experience such as a general facility maintenance technician. General knowledge of heating and air and a variety of other mechanical equipment. General aptitude for and willingness to perform all-round mechanical, electrical, carpentry, and varied maintenance repairs. Must have a good grasp of mathematics. Ability to use fixed and portable power tools. Ability to operate a forklift or vertical lift. Ability to follow oral and written instructions.
Must have a good understanding of technical terminology. Ability to use a computer. Ability to follow safety practices and recognize safety hazards. Ability to establish and maintain effective working relationships with staff and the public.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or schedule form.
Interpersonal SkillsMust interact and communicate both verbally and in written form. Must interact and exchange information regarding patients with physicians and other departmental personnel, and outside agencies on a frequent basis while respecting the confidentiality of patient information.
