Performs physical plant maintenance and repairs and coordinates facility maintenance with the Manager of Maintenance & Construction.
Responsibilities- Completes work orders on facility maintenance (CMMS system). Prioritizes work orders by urgency and in correlation to treatment-related projects. Maintains appropriate records.
- Establishes schedules for physical plant maintenance and inspections, including fan coil units, lighting, fire extinguishers, sterilizer, and other equipment.
- Performs repairs and adjustments on all locks for cabinets, closets, doors, and desks.
- Performs filter changes on ventilating systems, heating, and air equipment.
- Assists in moving furniture or equipment.
- Performs repair or general maintenance work on facilities, buildings, grounds, and equipment at various sites, including electrical, carpentry, plumbing, masonry, glazier, and painting tasks.
- Performs repair work on treatment structures such as showers, floors, sinks, walls, and carpets.
- Performs snow removal.
- Responsible for vehicle maintenance: establishes schedule for routine maintenance, washing, and cleaning. Maintains records.
- Repairs certain treatment-related equipment, such as stretchers, wheelchairs, and IV assemblies in transportation vans if requested.
- Maintains cleanliness of Engineering department and Facilities Maintenance areas, including sinks, keys, engraving machines, and saws.
- Picks up supplies and parts as needed; initiates purchases using purchase orders.
- Contributes to a positive work climate and overall team effort within the department and at CARTI.
- Performs other related duties as assigned to ensure efficient functioning of the work unit.
- Performs minor repairs on kitchen appliances and emergency equipment; reports mechanical malfunctions to the Building Manager for further action.
- Assists in breaking down cubicle partitions; exercises discretion to identify projects that require higher-skilled craft workers.
- Performs carpentry work on cabinets, shelves, counter tops, and other millwork as needed.
- Performs repairs on interior walls, including patching and painting.
- Performs routine electrical repairs such as changing light bulbs, receptacles, and ballasts.
- Activates and deactivates building alarms; responds to calls after and during regular work hours.
- Maintains cleanliness of mechanical rooms, electrical closets, and other areas assigned to the Facility department.
- Performs routine inspection and preventive maintenance on equipment such as fire extinguishers and other life safety equipment.
- High School diploma.
- Valid Arkansas Driver’s License.
- Experience as a general facility maintenance technician.
- General knowledge of heating, air, and various mechanical equipment.
- General aptitude for and willingness to perform all-round mechanical, electrical, carpentry, and varied maintenance repairs.
- Good grasp of mathematics.
- Ability to use fixed and portable power tools.
- Ability to operate a forklift or vertical lift.
- Ability to follow oral and written instructions.
- Good understanding of technical terminology.
- Computer literacy.
- Adherence to safety practices and hazard recognition.
- Ability to establish and maintain effective working relationships with staff and public.
- Ability to solve practical problems and handle varied concrete variables in situations with limited standardization.
- Ability to interpret a variety of instructions given in written, oral, or schedule form.
- Effective verbal and written communication.
- Exchange information regarding patients with physicians, departmental personnel, and outside agencies while respecting confidentiality of patient information.
- Regular requirement to talk or hear.
- Required to stand, walk, sit, use hands, and reach with arms.
- Close vision and ability to adjust focus.
- Frequent lifting and handling of moderate and heavy loads.
- Work involves moderate to heavy effort in all types of weather; frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds or more).
The work environment involves potential exposure to infectious diseases. Colleagues are offered appropriate vaccinations and safety training.
