Description of WorkSupervises and performs all phases of general, aesthetic, and preventive maintenance within specific guidelines.
Responsible for the completion of tasks and projects related to the systematic preventive inspection, detection, and correction of incipient failures of equipment or facilities either before they occur or before they develop into major defects.
This position is responsible for assisting with determining the need, scheduling tasks, assigning technicians to tasks, and performing tasks including the replacement of filters, belts, lights, intake screens, seals, and other items; the lubrication, preservation, and servicing of equipment; the inspection and diagnosis of information contributing to preventive and predictive maintenance scheduling; accurate collection, and the entry, and analysis of information.
The position will assist the Zone Supervisor in ensuring that requests for work are accurately translated to service requests and that the work is assessed, allocated, and accomplished appropriately. This position will be expected to interact with customers and other employees in a professional manner that enhances work effectiveness for the zone preventive maintenance crew.
Must be available 24/7 by personal cell phone to support daily operations and respond to campus emergencies, as well as periodic on-call rotations on weekends and after hours.
MinimumRequired Qualifications
- High school graduate or equivalent experience.
- Six years of prior successful work experience, including four years of maintenance work diagnosing, maintaining, renovating, and preserving facilities.
- Work experience that demonstrates the ability to follow written and verbal directions.
- Demonstrated commitment to quality work, time management and organizational skills, attention to detail, able to multi‑task, and good record keeping skills.
- Experience that proves good judgment in making decisions, asking for help, solving problems, communicating with others, and working around moving machinery and electricity.
- Able to learn and act on new technical and/or complex information quickly.
- Must have a valid driver’s license and meet UNL driver eligibility requirements.
- Associate’s degree in the building trades or participation in an apprentice program, or equivalent training.
- Evidence of performing or developing preventive maintenance checks and services, schedules, and interpreting diagnostic information related to proactive maintenance programs.
- Knowledge of or experience with building codes, electrical codes and fire codes.
- Demonstrated experience supervising/leading others.
- Demonstrated experience with a Computer Maintenance Management System or similar system used to manage maintenance activities including all associated inventory, scheduling, labor, and related areas.
