Ensures that the facilities on the campus of John Knox Village are maintained in excellent condition. Performs general maintenance duties for residents and associates on the campus. May perform general duties in plumbing, electrical, mechanical, painting, and carpentry. Supports the Village’s mission, values, and service/hospitality (PRIDE) expectations. Completes required training hours.
General RequirementsPrevious experience in a healthcare or hospitality setting preferred. Previous experience in swimming pool maintenance is a plus.
Responsibilities- Assist residents and associates to ensure completion of work orders.
- Perform general renovation duties and responsibilities.
- Troubleshoot, repair, and maintain machinery, equipment, physical structures, and plumbing and electrical systems of an industrial establishment, using hand tools and power tools.
- Dismantle machines, equipment, televisions, and small appliances, replacing defective parts and motors.
- Cleans and lubricates machine parts such as shafts, pulleys, gears and bearings using a grease gun and oil can.
- Clear clogged drains and repair or replace plumbing fixtures. Knowledge of drain cleaning equipment.
- Make repairs on campus buildings, apartments, and houses using effective decision‑making and prioritization skills.
- Hang ceiling fans, lights, pictures, move furniture, and fulfill other general maintenance requests.
- Replace defective electrical switches, light bulbs, ballasts and other fixtures.
- Repair and adjust windows, storm windows, realign glass; repair or replace locks, hinges and cranks.
- Haul or recycle trash.
- Participate in environmental training and respirator usage as needed.
- Available on‑call for emergencies, rotating weekends and evenings, and for snow removal as needed.
- May be assigned to VCC and responsible for maintaining laundry equipment, wheelchairs, emergency generator and other machines and equipment unique to a long‑term care environment.
- Shovel snow, haul trash, use ladder as needed.
- Adhere to all safety regulations and requirements.
- Handle stress and work well with others in the workplace and with customers outside the department.
- Maintain acceptable standards of workplace conduct.
- Education:
High school diploma or GED and a minimum of two years of trade school. - Licenses/Certifications:
- Valid driver’s license and proof of auto insurance.
- Must obtain a Missouri Class E driver’s license or equivalent within 30 days of hire if the position requires use of JKV vehicles.
- Knowledge and
Skills:- Minimum 2 years of maintenance experience preferred.
- Ability to read and interpret safety rules, operating instructions, handbooks, and procedure manuals.
- Basic math skills, including addition, subtraction, multiplication, division, fractions and decimals, and basic algebra and geometry.
- Problem‑solving skills: define problems, collect data, establish facts, and draw valid conclusions.
- Interpret blueprints, construction documents, schematics, and wiring diagrams.
- Basic keyboarding proficiency.
- Excellent time management and multitasking skills.
- Must complete asbestos awareness training within the first six months of employment.
- Very heavy work – exerting in excess of 100 lbs of force occasionally or up to 50 lbs frequently; up to 20 lbs constantly.
- Visual acuity for operating machinery such as lathes, drill presses, and mills.
- Climbing ladders, stairs, scaffolding, ramps, and poles.
- Balancing on narrow, slippery or moving surfaces.
- Stoop, bend, kneel, crawl, reach, stand for long periods, walk long distances, push, pull, lift.
- Hand and finger dexterity for repetitive motions.
- Talking and hearing required for clear communication.
- Color discrimination, tolerance to dust and odors.
- Exposure to extreme cold or heat for extended periods.
- High noise requiring shouting to be heard.
- Vibration of extremities or whole body.
- Hazards: proximity to moving mechanical parts, vehicles, electrical current, scaffolding, high places, heat, chemicals.
- Exposure to fumes, odors, dusts, mists, gases, or poor ventilation.
- Atmospheric conditions that affect respiratory or skin health.
- Exposure to oils and cutting fluids.
- Requirement to wear respirators for certain tasks.
- Work in confined spaces, crawl spaces, shafts, manholes, and small enclosed rooms.
- Function in narrow aisles or passageways.
- On‑call availability for emergencies.
- Possibility of exposure to infectious diseases and individuals with mental capacity challenges.
Reports to the Lead Maintenance Associate or the Manager of Maintenance.
