Senior Consultant - Property & Asset Management
An opportunity has arisen for an experienced Estates Manager to join a large, well‑established hospitality organisation with a diverse leased and managed estate. This senior client‑side role offers genuine autonomy, commercial influence, and the opportunity to directly impact income performance and long‑term asset value across a regional portfolio.
ResponsibilitiesYou will be responsible for the effective management of licensed and non‑licensed property interests, ensuring income is maximised, assets are protected, and all statutory and legal obligations are met.
Driving Income and Performance- Producing and positively challenging rent assessments for new lettings, rent reviews, renewals, and investment proposals
- Managing rent review and renewal processes in line with the Pubs Code, RICS guidance, and internal governance
- Leading complex negotiations to protect and enhance rental income
- Instructing and managing external agents to support negotiations and specialist matters
- Overseeing notices, possession actions, and income recovery where required
- Proactively managing and growing income from the non‑licensed estate
- Identifying surplus land and non‑licensed assets and developing value‑realisation strategies
- Pursuing freehold acquisitions where leasehold interests exist
- Protecting estate tenure and preventing unintended rights of renewal
- Developing estate plans to mitigate property costs, including rent, service charge, and dilapidations
- Managing superior landlord relationships and negotiating surrenders or acquisitions
- Resolving boundary, title, easement, and ownership issues
- Managing compulsory purchase negotiations where applicable
- Reviewing title plans to identify surplus land and address title defects
- Managing rating agents to reduce occupier costs and challenge excessive rateable values
- Acting as a trusted advisor to senior operational leadership
- Building strong, professional relationships with occupiers to secure cooperation and agreement
- Managing and coordinating legal, rating, and property consultants
- RICS qualified
- Solid understanding of property law, compliance, and governance
- Commercially astute with strong analytical and negotiation skills
- Full UK driving licence
- Up to 20% annual bonus
- Field‑based flexibility with limited head‑office attendance
