About the Role

We are seeking a hands‑on, proactive Maintenance Manager to oversee the technical, mechanical, and health & safety operations of our 399‑unit Build to Rent community in Leeds. This is not a desk‑based role. You will be highly visible across the site, leading by example, carrying out repairs, inspections, and preventative maintenance while ensuring the property, apartments, grounds, and amenities are maintained to the highest standards of safety, appearance, and functionality.

You will play a key role in delivering a seamless resident experience by resolving issues quickly, maintaining excellent presentation when entering residents’ homes, and fostering a welcoming, community‑focused environment. Health & Safety compliance is critical, and you will ensure all works are completed in line with legislation and internal SLAs. This role requires strong technical knowledge, excellent organisation, leadership capability, and outstanding interpersonal skills.

Key Responsibilities
  • Property & Maintenance Management
    • Manage all reactive and planned preventative maintenance within agreed SLAs
    • Carry out and support electrical and plumbing repairs in line with company procedures
    • Oversee the make‑ready process for vacant apartments, including inspections, scheduling works, sourcing materials, completing repairs, and quality checking completed works
    • You are organised, hands‑on, and lead by example – equally comfortable completing repairs yourself as you are managing contractors and documentation.
    • Conduct routine inspections of apartments and communal areas to identify maintenance or H&S risks and ensure timely resolution
    • Accurately complete maintenance records and service documentation
    • Inspect works carried out by contractors and service providers to ensure quality and compliance is in line with scope of works
    • Manage materials, tools, and equipment through routine inventory control and ordering
    • Support the defect management process during the warranty period, identifying and reporting defects to the relevant contractor
    • Obtain and review RAMS documentation for all works carried out on site
  • Health & Safety & Compliance
    • Carry out scheduled apartment and building inspections and record findings in the maintenance log
    • Maintain and update all H&S logbooks and compliance systems
    • Ensure all inspections, certifications, and statutory requirements are up to date
    • Monitor site compliance with H&S regulations, company standards, and operational procedures
    • Ensure the team is fully trained and compliant with current legislation and best practice
  • Resident experience
    • Respond promptly and professionally to resident maintenance requests
    • Engage positively with residents, contributing to a welcoming community atmosphere
    • Maintain a professional appearance and represent the property to a high standard at all times
    • Support resident events and interactions where appropriate
