.

• Reactive Works:
  Responding to maintenance requests and work orders quickly and effectively. Carrying out minor repairs, decoration, and reactive works in homes and communal areas. Performing lighting checks and replacing bulbs. Acting as the first responder for emergencies such as leaks.
• Statutory Compliance:
  Keeping accurate records of tests, inspections, and engineer visits. Supporting compliance checks such as fire alarm testing and PAT records. Raising issues and escalating to specialists when required.
• Health & Safety:
  Conducting daily checks to ensure life safety systems are working. Following all health and safety procedures and legislation. Ensuring PPE, tools, and equipment are used correctly and safely. Maintaining a clean, tidy, and safe workspace.
• Third Party Contractors & Planned Works:
  Escorting and supporting visiting engineers. Monitoring scheduled maintenance and reporting missed works. Logging contractor activity and ensuring site standards are maintained.
• Site Stores & Plant Rooms:
  Managing tools, consumables, and spare parts inventory. Keeping plant rooms and maintenance areas safe, clear, and well organised.
• Customer Service and Team Work:
  Acting as a role model for urbanbubble values. Working closely with the operations team and providing excellent service to residents. Communicating clearly and positively with colleagues and residents.

• City & Guilds Multi Skills Certificate (desirable)
• Electrical competency certificate (within last 3 years)
• IOSH Working Safely qualification
• Previous experience in a building technician or maintenance role
• Knowledge of COSHH, decorating, fabric repair, flooring types, and water systems (L8 awareness)
• Familiarity with CAFM systems (computer-aided facilities management)
• A proactive, positive, and can-do attitude
• Strong customer service mindset and problem-solving approach
