Job Summary

This position is responsible for the maintenance and repair of city buildings and facilities.

Major Duties
  • Monitors, maintains, and repairs plumbing, electrical, mechanical, and HVAC systems in city buildings; responds to after-hours emergency repair needs.
  • Performs building repair and maintenance, including drywall repair, painting, ceiling tile repair, carpet repair, door and hardware repair, etc.
  • Responds to and completes work orders.
  • Performs maintenance and repair for exterior lights, signs, fences, roofs, siding, and windows.
  • Interacts with vendors and monitors the work of contractors.
  • Inspects and maintains fire and life safety systems.
  • Constructs and moves furniture in city buildings.
  • Maintains city grounds and landscaping as necessary.
  • Performs other duties as assigned.
Knowledge Required by the Position
  • Knowledge of modern construction methods, practices, materials, tools, and equipment.
  • Knowledge of building maintenance principles and practices.
  • Knowledge of electrical, plumbing, HVAC, and other building system maintenance principles.
  • Skill in interpersonal communication.
  • Skill in performing building maintenance and repair functions.
  • Skill in the operation of grounds maintenance equipment.
  • Skill in the use of hand and power tools.
  • Skill in verbal and written communication.
  • Skill in accurately estimating quantity of materials needed.
Supervisory Controls
  • The Building and Facilities Director assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.
Guidelines
  • Guidelines include adopted building codes and city and department policies and procedures. These guidelines are generally clear and specific but may require some interpretation in application.
Complexity/ Scope of Work
  • The work consists of related facilities maintenance and repair duties. The variety of systems to be maintained contributes to the complexity of the position.
  • The purpose of this position is to maintain and repair city facilities and grounds. Successful performance contributes to the provision of safe and well‑maintained facilities.
Contacts
  • Contacts are typically with co‑workers, other city employees, vendors, contractors, and members of the general public.
  • Contacts are typically to give or exchange information, resolve problems, and provide services.
Physical Demands/ Work Environment
  • The work is typically performed while intermittently sitting, standing, walking, bending, crouching, or stooping. The employee frequently lifts light and occasionally heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
  • The work is typically performed in an office and outdoors, occasionally in cold or inclement weather. The employee may be exposed to noise, dust, dirt, grease, machinery with moving prats, and irritating chemicals. Work requires the use of protective devices such as masks, goggles, gloves, etc.
Supervisor and Management Responsibility
  • None.
Minimum Qualifications
  • Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education.
  • Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years.
  • Possession of or ability to readily obtain a valid driver’s license issued by the State of Georgia for the type of vehicle or equipment operated.
