Maintain the physical assets of the properties under the direction of the Facilities Manager and Real Estate Departments
• Skilled in using power tools
• Strong mechanical and/or electrical aptitude.
• Ability to troubleshoot and work independently.
• Must have basic tools (hammer, screw drivers, cutters, etc.)
• Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
• Perform a wide variety of general building maintenance repairs and services. Including but not limited to basic electrical repairs, plumbing, and HVAC equipment.
• Perform routine preventive maintenance to ensure that equipment continues to run smoothly, building systems operate efficiently, and the physical condition of buildings does not deteriorate.
Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
• Perform a wide variety of general building maintenance repairs and services.
• Monitor and maintain all building systems as assigned.
• Must have basic knowledge of electricity.
• Install light bulbs, repair and relocate light fixtures, outlets and other minor electrical as necessary
• Maintain cabinets, FRP paneling, minor furniture repair, Formica, carpet squares, and bulletin boards.
• Paint interior and exterior walls and cabinets; hang wallpaper and pictures;
• Replace washers, faucets and seals on malfunctioning plumbing fixtures, repair leaky faucets and clean clogged drains; install and repair sprinklers.
• Responsible for alerting the Facilities Manager of any unusual occurrence and/or damage that have taken place or that may occur.
• Assure safety standards are used which comply with all company, local, City, State and Federal guidelines.
• Responsible for the completion of all maintenance service requests as assigned.
• Responsible for 24-hour emergency maintenance service as scheduled.
