- Lead the leasing effort at the property; train and oversee the leasing staff; direct all parts of the sales process.
- Provide value and quality by assessing client needs and offering solutions aligned with community goals and stakeholder interests.
- Knowledgeable of all phases of leasing and resident retention; oversee the lease renewal process to maintain high levels of returning residents.
- Prepare move-in paperwork and conduct move-in orientation with new residents.
- Walk units on move-in/move-out and as directed; plan and assist with resident functions.
- Review and approve resident applications as directed by the property manager.
- Maintain positive customer relations attitude; greet prospective clients and perform leasing duties.
- Answer and handle incoming calls from prospective residents, current residents, vendors, etc.
- Maintain awareness of local market conditions and trends; contribute ideas to marketing and resident satisfaction.
- Update required reports concerning move-out notices, activity, etc., daily and share with the property manager and assistant manager.
- Organize and file all applicable reports, leases, and paperwork; proofread lease paperwork and process move-ins/move-outs.
- Coordinate and oversee marketing and sales programs; maintain market information including amenities, facilities, and pricing; participate in weekly leasing activity calls if requested.
- Enforce policies and procedures; ensure property records comply with legal requirements and company policies.
- Lead regular community team meetings; communicate goals and progress; demonstrate leadership in resident communication, leasing, and telephone techniques.
- Ensure office and model apartments are clean and open on schedule; start daily work promptly and independently.
- Comply with state, federal, and local laws including Fair Housing; oversee HR policy compliance and communicate changes to the team.
- Use tools and systems to gather and interpret market trends; adapt strategies accordingly.
- Manage turn activities including budgeting, vendor management, cost containment, and staffing.
- Ability to work evenings, overtime, holidays, and weekends as needed.

- This position assists the property manager with overseeing and supervising the property leasing staff.

Certificates and Licenses- None required for this position.
- High school diploma, GED, or equivalent preferred. In lieu of a degree, equivalent experience in residential properties, rental operations, or related business operations is required.
- Minimum of one year of experience, preferably in residential properties, rental operations, or related business operations, required.
- Property management software, Real Page or like systems.
- Experience with MS Office, Outlook, MS Word, and Excel.
- Regularly required to see, hear, talk, and use hands; occasional reaching and mobility; ability to lift up to 10 pounds.
- Moderate noise level; may be monitored or recorded for training and feedback purposes (phone audio and onsite video recordings).
- Offices are open Monday through Saturday and often Sundays; hours vary by location. Ability to work outside regular hours and weekends is required.
- Minimal travel; when required, primarily local during business hours.
