Job SummaryThe Community Manager is responsible for all operational and financial aspects of the property and achieves results by meeting goals in these areas. The CM facilitates optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements and information reporting. Performs all of the above within the quality and time standards established for the community and in accordance with applicable laws and Company policies.
Responsibilities- Financial Management — Oversees community financial performance by preparing and managing budgets, monitoring variances, and identifying opportunities to maximize income and control expenses. Analyzes market trends, manages rent schedules and renewals, and recommends capital improvements to support long-term property value.
- Leadership & Team Development — Leads, trains, and supports community staff to ensure high performance and exceptional service. Promotes collaboration, accountability, and professional growth through regular meetings, coaching, and effective communication.
- Resident Experience — Builds strong resident relationships through responsive service, proactive communication, and community engagement initiatives. Oversees maintenance operations and ensures service requests and preventative programs meet company standards.
- Administrative Operations — Manages rent collection, payroll, vendor payments, and reporting processes accurately and efficiently. Reviews performance reports and implements strategies to improve operational effectiveness.
- Leasing & Marketing — Supports marketing and leasing efforts to maintain high occupancy and resident retention. Analyzes market conditions, ensures compliance with Fair Housing laws, reviews applications, and maintains property appearance to company standards.
- 2-3 years' experience as a community/property manager
- Yardi (or industry-related software) is preferred
- Detail and task oriented
- 17 Days of PTO (accrual based) to START with an additional day of PTO with each year of service (5 unused days of PTO can carry over to the following year)
- 40 hours of Sick and Safe Time (100% of unused Sick and Safe hours can be carried over to the following year)
