ESSENTIAL JOB DUTIES- Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Provide superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue and profitability. Complete lease/renewal paperwork to company standards.
- Track and evaluate advertising and all client traffic.
- Develop, mentor, lead, and manage a high‑performing, cohesive team (leasing, customer service, maintenance, management personnel) to maximize engagement and minimize turnover.
- Drive revenues through thorough analysis of competition and development of creative marketing programs.
- Lead by example, instilling and modeling Cushman & Wakefield’s mission as a national management company.
- Supervise day‑to‑day operations of the on‑site team, ensuring compliance with policies and procedures.
- Hire, interview, and coach staff as necessary; maintain effective on‑site staffing.
- Maintain residents’ files in accordance with company standards.
- Maintain a positive living environment through prompt conflict resolution and consistent follow‑up.
- Manage and maintain all aspects of the community budget and finances.
- Work with leasing staff to ensure leasing/marketing goals are met.
- Effective communication and customer service skills.
- Computer literate, including Microsoft Office Suite and internet navigation.
- General office, bookkeeping, and sales skills with excellent oral and written communication.
- Identify leasing opportunities, set goals, and improve staff performance.
- Supervise day‑to‑day team operations, ensuring compliance with C&W policies and procedures.
- Lead leasing/marketing efforts to meet goals.
- Manage a team effectively.
- Perform any other related duties as required or assigned.
- Bachelor’s Degree preferred.
- Real Estate License preferred.
- 3+ years of Property Management experience.
- 3+ years of Management experience.
This role operates in a professional office environment using standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel is required.
Physical DemandsThe role may include standing and walking for extended periods, climbing stairs, ladders, and step stools, and traveling in varying weather conditions. Approximately 85% of time is stationary (sit or stand). Ability to lift up to 25 pounds occasionally or frequently is required.

Compensation- $51,000.00 – $60,000.00
- Base salary, potential overtime, and variable compensation depending on performance and market.
- Company will not pay below minimum wage.
