Job SummaryThe Senior Maintenance Supervisor will perform routine and preventive maintenance and repair procedures on properties, mechanical, equipment, and utility systems. Under the direction of the Community Manager, this role coordinates and supervises maintenance staff, janitorial employees, and vendors by overseeing the maintenance of buildings, apartments, grounds, and equipment. This position is responsible for maintaining electrical, plumbing, mechanical, and related systems and for conducting required training, supervision, and performance reviews of all on-site maintenance staff.
Experience- 2-3 years as a Maintenance Supervisor or other similar positions.
- Experience supervising maintenance operations of a 100-200 unit property or larger.
- Experience supervising 1 or more employees.
- Advanced knowledge of HVAC, plumbing and electrical systems.
- Experience using electrical tools.
- Ability to read technical manuals and drawings.
- Ability to monitor work orders, supplies, stock management, and follow an effective reporting system.
- Ability to work within a budget and maintain reports.
- General knowledge of basic computer skills.
- High school diploma or GED preferred.
- EPA Universal Certification required.
- Certificate in plumbing, refrigeration, HVAC, or other technical studies.
- Troubleshooting abilities for machinery and equipment including HVAC, electrical, plumbing, and occasional janitorial or general property maintenance.
- Physical requirements:
standing, walking, bending, kneeling, stooping, crouching, crawling, and the ability to lift/move items over 75 pounds. - Vision requirements: close, distance, color, peripheral, depth perception, and ability to adjust focus.
- Ability to work occasionally in poor weather conditions and flexible hours.
- Possession of a current valid driver's license and EPA certification.
- Perform and oversee minor and major repairs of all equipment and throughout the property.
- Perform and oversee preventive maintenance on building mechanical equipment on a scheduled basis.
- Perform and oversee minor electrical maintenance (fixtures, wiring, bulbs, etc.).
- Perform and oversee minor plumbing maintenance (leaks, drains, lines, etc.).
- Perform and oversee minor painting, carpentry and masonry work.
- Prepare surfaces and apply paints to preserve wood and metal parts; maintain safe working environment.
- Maintain cleaning rooms, hallways, lobbies, rest rooms, corridors, elevators, stairways, parking lots, and other areas.
- Inspect belts, check fluid levels, replace filters, grease bearings and seals.
- Maintain all mechanical equipment; inspect boilers, water heaters, pool equipment.
- Assign and supervise repairs of broken windows, doors, locks, and blinds.
- Assign and monitor vendor work to meet company standards.
- Coordinate renovation and maintenance of existing facilities and construction of new facilities.
- Coordinate and inspect major contract work on electrical, plumbing, mechanical and related systems across health department locations.
- Install electrical wiring and equipment; support remodeling with new services; replace/repair wiring as needed.
- May repair electrical locks and control panels to maintain building security.
- May install computer cable.
- Respond to emergency maintenance requests as required.
- Maintain records of scheduled maintenance; document and process work orders.
- Inspect and coordinate work in vacant units; prepare units for move-in; coordinate vendors and in-house service for vacancies.
- Obtain estimates for supplies and parts; assist in shipping/receiving of materials.
- Assign and inspect the work of maintenance, janitorial staff and vendors using company software.
- Foster cooperation, service urgency, teamwork, customer satisfaction and professionalism.
- Conduct ongoing training focusing on electrical, plumbing, HVAC, and refrigeration.
- Maintain records and oversee performance of all work orders; process orders in computer software.
- Review performance reports and Work Order completion.
- Meet company standards for open work orders, ready vacancies, and overall property appearance.
