• Manages the occupied service request process, ensuring quality control and timeliness.
• Responsible for make ready turn processes for all vacant units, including scheduling, ordering, performing or supervising maintenance, supervising vendors, and final quality inspections.
• Oversees required occupied work order and make ready documentation and management.
• Responsible for inventory control, keeping a detailed inventory list, and ordering supplies and parts every week.
• Maintains the maintenance shop, keeping it organized, safe, and clean.
• Performs monthly preventive maintenance inspections and repairs to ensure smooth and safe day-to-day operations.
• Maintains property exteriors including buildings, trash enclosures, curbs, carports, sidewalks, parking lots, and garages.
• Works closely with the Property Manager and Regional Maintenance Supervisor regarding property maintenance, staff, and training.
• Conducts apartment and property inspections regularly.
• Provides excellent customer service to residents, prospective residents, and co-workers.
• Other duties may be assigned in support of maintenance goals.

• Minimum of 3 years residential property maintenance experience.
• High school diploma.
• Universal HVAC certification required.
• Previous experience implementing a preventive maintenance program.
• Excellent organizational, communication, and interpersonal skills.
• Strong customer service orientation.
• Working knowledge of Microsoft Office software (Outlook, etc.) and a willingness to learn new software.
• Able to work after business hours as necessary for emergency calls and maintenance emergencies.
