Director of Corporate Finance - Real Estate focus

Overview

Our client is a dynamic, fast-growing company at the intersection of real estate and technology. They own and operate a diverse portfolio—including self-storage assets and management operations, car wash properties and management, a self-storage tech business, and insurance captives—while driving innovation, operational excellence, and strategic expansion across a multi-entity structure.

In this newly created Director of Corporate Finance role (reporting directly to the CEO), you'll build the finance function from the ground up in a scrappy, high-growth environment that rewards self-starters who dive into complex challenges, prioritize impact, and execute quickly.

Key responsibilities include:

• Developing/maintaining advanced fund-level cash flow models (property projections, roll-ups, waterfalls, varying ownership %)
• Overseeing capital calls, distributions, and partner/entity tracking processes
• Leading treasury (cash management, AP oversight, banking relationships, payment approvals)
• Conducting deep financial statement analysis, multi-entity reporting, due to/from, and partner equity
• Performing ad-hoc strategic modeling, scenario planning, and growth projections
• Implementing structured cash tracking for management companies and key processes (e.g., 12-week rolling forecasts, benchmarked distributions)
• Mentoring a growing team (Treasury Manager/Specialist, AP Manager, future FP&A) and collaborating cross-functionally
• Prioritizing financial challenges and building phased strategic plans in a multi-partner setup

They are seeking 10+ years of progressive finance experience in multi-entity/multi-partner structures (ideally real estate, private equity, or institutional investments), expert financial modeling (property-level, fund roll-ups, waterfalls), expert Excel + AI tools for analysis, treasury oversight, lender/fund interfacing, and strong financial statement knowledge (real estate GAAP a plus). Must be a true self-starter who thrives in scrappy cultures—jumping in, prioritizing ruthlessly, and delivering phased buildouts—with excellent analytical/communication skills and CFO potential.

Preferred:
Real estate fund experience (partial ownership, flex funding), building processes from scratch, organizational restructuring, familiarity with self-storage/car wash/tech sectors, prior Director-level roles in Corporate Finance/FP&A/Strategic Finance.
