The Maintenance Supervisor is responsible for the day-to-day maintenance operations and physical upkeep of the assigned community(s), in accordance with Company safety standards. This role also provides leadership and daily oversight to the maintenance team, ensuring that established Company objectives are achieved.
Job Responsibilities- Oversee and maintain the physical condition and general upkeep of the community following Company operating and safety standards.
- Lead, direct and supervise maintenance employees assigned to the community. Provide regular performance feedback and address misconduct by coordinating with supervisors and Human Resources.
- Interview, hire, train and retain employees. Work with Human Resources to recruit and onboard new employees.
- Manage and complete work orders within the expected timeframe according to Company policy and standards.
- Manage make-ready apartment homes (painting, flooring, cleaning, rekeying, general repairs), schedule contracted work with approved vendors, update make-ready statuses, and adjust heat and secure doors/windows in vacant homes.
- Maintain administration of maintenance functions including inventory tracking, data entry, and safety records; ensure timely documentation including safety data sheets (SDS).
- Manage cleaning and trashing out vacated homes and document abandoned belongings and storage/disposal per policy.
- Oversee the community’s physical upkeep, including grounds, pool and spa, common areas, lighting, trash areas, and amenities to keep areas clean, operational, and safe.
- Schedule or perform testing and maintenance of community systems (pumps, boilers, fire control systems, elevators, generators, detectors, etc.).
- Schedule and perform regular inspections (pre move-out, move-out, and PMIs).
- Manage supplemental landscape maintenance and ensure proper maintenance of common areas.
- Oversee contractors for professional services and repairs as needed.
- Address customer service issues to ensure resident satisfaction and respond to after-hours emergencies with an on-call schedule.
- Ensure workshops and utility rooms are clean, orderly, and safe; adhere to safety and OSHA requirements.
- Remove snow and ice where applicable during inclement weather.
- Maintain inventory and equipment within budget; place regular supply orders with approved vendors.
- Secure and maintain company equipment entrusted to the role, including golf carts and work vehicles.
- Follow and enforce all O&M manual requirements, including lock out/tag out and mold/moisture cleanup procedures.
- Inform supervisors of hazardous situations and injuries/incidents.
- Enforce proper security practices, including key control procedures.
- Support resident events, community programming, and local/non-profit programs as assigned.
- Complete tasks by deadlines and communicate obstacles to supervision in advance.
- Maintain and promote a reputation of excellence and continuously improve community and company reputation scores.
- Implement new systems and procedures as directed; use company technology and software effectively.
- Collaborate respectfully with peers and other team members and departments.
