SENIOR PRECONSTRUCTION MANAGER

Reporting to the Director of Preconstruction, the Senior Preconstruction Manager provides project team leadership and has overall responsibility for the success of the project.
The role also involves lead generation, proposal preparation and presentation, and client relationship maintenance. The Senior Preconstruction Manager is key to delivering top-line project results to the client.
Senior Preconstruction Responsibilities
- Safety - Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed
- Collaboration with operations staff to develop project-specific safety estimates
Preconstruction
- Promotes, solicits, and develops involvement from operations during the preconstruction phase in support of project success
- Integrates with the design team and owner to provide a professional service throughout the design phase
- Develops as a recognized professional in a company market sector
Risk Management
- Maintains an in-house system of pre-qualified subcontractors and vendors to assure quality control and limit risk to Pinkard and its clients
- Prepares cost proposals for value engineering options prior to evaluation by the design team and Owners
- Reads and is familiar with owner preconstruction and construction agreements for assigned projects
- Tracks and manages preconstruction project costs as they relate to revenue and scope of services
Team Leadership
- Provides leadership to the project team from inception through construction documents
- Promotes constructive working relationships and a firm-but-fair approach with owners and designers
- Ensures collaboration toward safety, quality, and profit goals
- Manages owner and architect relationships to ensure client satisfaction and trust
- Works with design teams to understand project goals and priorities
- Provides management, oversight, performance evaluation, training, and career development support for direct reports
Estimating
- Provides complete estimates for projects from initial design through final design documents
- Provides interim budgets based on partial design information to keep project costs within target
- Directs all aspects of the estimate process from quantity takeoff through project operations interface
- Evaluates subcontractor bids for scope completeness
- Documents evolution of the design via meeting minutes and RFI processes
- Promotes internal peer review of estimates prior to client presentations
Scheduling
- Ensures the preconstruction schedule is developed, maintained, updated, communicated, and implemented in accordance with owner agreement and Pinkard standards
Defect Prevention
- Provides input on constructability of design documents and identifies document discrepancies, lead-time impacts, high-risk elements
- Solicits third-party reviews and ensures comments are incorporated into contract documents
Requirements
- 7 years of experience in preconstruction, construction, and/or related industry
- Knows and can perform the duties of a Preconstruction Manager on large and complex projects
- Bachelor’s degree in Construction Management or related engineering/architectural program
- Familiarity with multiple forms of collaborative project delivery (including design-build and hard bid)
- Experience with all phases of design from conceptual to final drawings and specs
- Experience with a General Contractor in one or more markets:
Senior Living, Higher Education/Municipal, Healthcare, Affordable Housing or Office - OSHA 10-hour certified every 3 years

Compensation
Salary range: $133,350 to $200,024 per year + Profit Sharing
. Actual base pay determined by experience, internal equity, skills, qualifications, and other factors permitted by law.
