LandAcquisitions & Entitlements Director
The right candidate will manage the land acquisition and entitlement process for the division. Find, place under contract, receive governmental approval and close on new land that meets the needs of the division. Provide the ultimate responsibility for overseeing and driving entitlements and engineering for all new acquisition opportunities. Work with division leadership to fulfill engineering and entitlement needs of projects.
Essential Duties and ResponsibilitiesEssential Duties and Responsibilities include the following. Other duties may be assigned.
- Plan, direct and coordinate all land acquisition and entitlement activities
- Develop and maintain critical business community relationships with the private development community, state and local governmental and quasi-governmental authorities and private engineering firms, and scout other avenues for possible acquisitions
- Negotiate the acquisition of properties with landowners, attorneys or brokers
- Prepare land valuation analysis and direct the preparation of complete development budget, including detailed preliminary construction cost estimates
- Perform detailed review and analysis of entitlement status of prospective acquisitions on a continuous basis, including assessment of due diligence information and documentation
- Manage due diligence process on land acquisition opportunities and meet all entitlement needs, including initial master planning work in close coordination with land development team
- Prepare memoranda, other documentation and analytics for corporate approval for land buys
- Maintain all previously approved land use and development entitlements
- Maintain due diligence documentation
- Update management on acquisition status and issues on a timely basis
- Provide input on selection of subdivision details for amenities and common areas (landscaping materials, screening walls, etc.)
- Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
Directly manages two or more employees in the Operations Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Required Qualifications- Bachelor’s degree from four-year college or university
- 7-10 years of applicable experience to include at least 5 years of supervisory experience as well as experience in the residential real estate industry
- Must have a vehicle, a valid driver’s license
- Proficiency with MS Office and email
- Working knowledge in Microsoft Excel and Project is preferred
Estimated Compensation Range: $140,000 - $160,000
