Overview
This position is a combination building inspector and property maintenance inspector, responsible for performing a variety of routine, complex and technical work related to commercial and residential building inspection, plan review, and property maintenance code enforcement. The position ensures that the regulations of the Village building codes, zoning codes, property maintenance codes, ordinances, statutes and standards are met. Work requires specialized knowledge and skills related to plan reviews, inspections, enforcement of codes, and customer service.
This position is performed under the general supervision of the Building Commissioner.
- Inspects residential and commercial new construction and remodeling projects for compliance with codes, ordinances and construction standards. Conducts inspections related to framing, electrical, and mechanical systems. May be involved in grading and drainage inspections. Conducts follow-up inspections and monitors progress of projects.
- Inspects structures damaged by fire, storms or other means to determine habitability, safety hazards and work needed to bring the structure into code compliance.
- Explains code provisions as requested and provides public assistance. Provides information to the public regarding building codes, zoning codes, property maintenance codes, inspections, and local ordinances.
- Conducts permit plan reviews for new construction, additions and alterations to residential, commercial and industrial buildings to determine compliance with the provisions of the building code and local zoning ordinances.
- Enters building inspection and property maintenance inspection results and manages case records in permit tracking software. Writes professional business correspondence as needed, including letters and notices of violation.
- Responds in a timely manner to property maintenance-related complaint cases submitted to the Village for investigation and enforcement actions.
- Performs routine property maintenance inspections of neighborhoods and commercial properties, identifies violations of property maintenance codes, and works to remedy the cause of nuisances.
- Performs research, provides written correspondence, and works with other Village departments as needed to facilitate code compliance.
- Issues notices of violation, stop work orders, and citations for violations, and appear in front of the Administrative Hearing Officer or court as needed.
- Assists staff as assigned including public counter support and responding to citizen inquiries.
- Utilizes proper safety precautions related to all work performed and adheres to all departmental and Village safety policies. Advises supervisor of any hazards and suggestions for corrective actions.
- Other duties as assigned.
- Associate’s degree or equivalent with vocational training in a construction related field with five years of construction experience; or any combination of education and experience that provides equivalent knowledge, skills, and abilities will be considered.
- The following ICC certifications are required:
Property Maintenance & Housing (64);
Residential Building Inspector (B1);
Commercial Building Inspector (B2);
Commercial Electrical Inspector (E2);
Commercial Mechanical Inspector (M2);
Building Plans Examiner (B3); or the ability to obtain such certifications within 12 months from date of hire. - Proficient in Microsoft Office Suite (Word, Excel, Outlook) and in using mobile devices and applications for productivity and communication.
- A valid driver’s license is required.
