Sales Executive Licensed
Expected pay $67,539 – $467,201. Base wage $16/hr with production pay. Hourly rate $32.50/hr + commission (Training Pay).
Job SummaryContribute to the success of the organization and sales distribution site by effectively using sales techniques to convert prospective owners into purchasers and reload owners. Develop relationships, tailor the sales experience to individual needs, and maintain customer relationships after sale to ensure satisfaction and future opportunities.
Candidate ProfileEducation and Experience
- High school diploma or GED.
- Proficiency in English.
- Active, good‑standing Hawaii Real Estate License where required.
- One‑year related experience.
- Work weekends and holidays as required.
Building and Maintaining Customer Base
- Answer owner questions regarding use of properties and location amenities; recommend given the background information.
- Follow up on referrals/leads from owners.
- Fulfill requests regarding pricing, property maps, descriptions, room locations, and portfolio/network information.
- Contact owners to monitor satisfaction, promote upcoming promotions, and develop business opportunities (reloads, referrals).
- Develop and maintain records on customer contacts to support effective follow‑up.
- Monitor contract processing to minimize rescission decisions, provide comprehensive owner assurance, and ensure timely closings.
- Follow and adhere to the Consultative Sales Process when presenting to owners and guests.
- Establish trust with prospective owners and build ongoing rapport.
- Discover the needs of prospects through strategically layered questions and use information to customize the presentation.
- Provide prospective owners a Sales Gallery, Property and Model tour.
- Explain features, advantages and benefits; advocate appropriate points for their vacation needs.
- Complete and close the sales contract process, ensuring all required paperwork is signed and notarized.
- Practice and improve sales script and presentation.
- Ensure clear understanding of finance options and present as an approach to ownership.
- Prepare for daily appointments (review tour sheet, owner history, presentation details).
- Follow up face‑to‑face interaction with email, phone, or mail and facilitate use of Vacation Ownership Advisor.
- Answer owner and customer questions regarding product information, servicing issues, financing, maintenance, repairs, and appraisals.
- Use, demonstrate or coordinate virtual tour software for guests.
- Assure complete and accurate processing of sales documents.
- Review contracts once prospects decide on purchase.
- Thoroughly review loan applications and financial documents with the customer.
- Work with Sales Management to minimize cancellations and ensure timely closings.
- Analyze problems and formulate strategies to overcome challenges swiftly and with quality.
- Complete purchase summary worksheet at end of each sale.
- Reach out to Legacy and EOY Owners to enroll, upgrade, and maximize reload opportunities.
- Respond to and monitor resolution of customer and owner inquiries in a timely manner.
- Leverage resources for providing service to guests and owners effectively.
- Manage time to attend daily team meetings, trainings, and appointments.
- Demonstrate understanding of the organization’s culture and processes.
- Improve sales presentation through self‑critique and feedback.
- Participate in formal training offered by management.
- Attend daily huddles and scheduled meetings.
- Assist in developing and mentoring other executives as requested.
- Maintain awareness of current events and site location information to promote relationships.
- Perform other duties as assigned.
- Understand and abide by state and federal regulations regarding sales and marketing.
