We manage a diverse portfolio of residential and commercial properties and are looking for a Roving Maintenance Technician to join our team to provide maintenance support to the Apartment Communities in our portfolio (properties are located within 20 miles of our headquarters in Kirkland).
In this role, you'll perform routine maintenance tasks and repairs to ensure the safety, functionality, and aesthetic appeal of communities in our portfolio. Responsibilities- Initiate, perform, and manage maintenance projects at communities throughout the portfolio.
- Travel between communities as scheduled to address urgent maintenance needs, unit turns, and preventative tasks.
- Perform unit turns including but not limited to: servicing appliances, plumbing and electrical work, replacing old or faulty parts, re-keying locks, replacing burnt out light bulbs, and interior painting.
- Ensure that maintenance and custodial issues are attended to in a timely fashion by promptly and professionally performing tasks such as repairs, cleaning, trash management, diagnosing and resolving maintenance issues, and other general maintenance tasks.
- Perform seasonal tasks such as snow removal from sidewalks and applying deicer to maintain safe, clear walkways.
- Safely move and position appliances using a dolly as part of unit turns and maintenance activities.
- Perform walk-through inspections and ensure compliance with OSHA standards and company safety protocols; include preventative maintenance to safeguard against foreseeable issues.
- Complete work orders promptly and professionally, including plumbing, electrical, HVAC, appliance repair, and other general maintenance tasks.
- Enter completed work order information accurately into YARDI daily.
- Communicate effectively and professionally with residents, coworkers, and supervisors using verbal and written methods (email, texts, and work order notes).
- Address and follow up on all residents’ work order requests in a timely and professional manner.
- Troubleshoot, diagnose, and repair basic to intermediate level maintenance issues.
- Ensure that all common area facilities and related equipment are maintained in accordance with warranties and manufacturers’ specifications (pools, spas, elevators, HVAC, etc.).
- Assist in implementing various policies, standards, procedures and programs relating to the overall maintenance and upkeep of the properties.
- Coordinate with the maintenance supervisor to order and inventory maintenance supplies within the properties’ budgets and at cost-effective levels.
- Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.
- Prior experience in maintenance, construction, facilities, or related field, or equivalent combination of training and skills
- Minimum of 1 year residential/multifamily property maintenance experience is strongly preferred
- Ability to operate tools and adhere to safety procedures
- Mechanical aptitude and willingness to learn
- Ability to communicate effectively, both verbally and in writing, and work professionally with residents, coworkers, and supervisors
- Have excellent time management, problem solving, and interpersonal skills
- Must be a self-starter, multitasker and achieve high-quality results under tight deadlines and changing work priorities
- Willingness and ability to travel promptly and efficiently throughout the portfolio, including working at multiple communities in a single day as needed to support operational needs
- Must have a working knowledge of Microsoft Office Suite (Outlook, Excel, Word, etc.)
