Role Overview

The Repairs Manager is responsible for overseeing the delivery of high‑quality, customer‑focused repairs and maintenance services within the social housing portfolio. The post holder will manage a team of operatives and subcontractors to ensure that all responsive, void, and planned works are completed safely, efficiently, and to the required standards, in compliance with contractual, legal, and organisational requirements.

Responsibilities
  • Supervise and coordinate day‑to‑day responsive and void repair works across the housing stock.
  • Allocate jobs, monitor progress, and ensure completion within agreed timescales and budgets.
  • Carry out pre‑ and post‑inspections of works to ensure quality, specification compliance, and customer satisfaction.
  • Ensure operatives have the correct materials, equipment, and information to complete their tasks effectively.
  • Work closely with planners, schedulers, and customer service teams to minimise downtime and improve first‑time‑fix rates.
  • Promote and enforce safe working practices in line with H&S regulations and company policies.
  • Conduct regular toolbox talks, site audits, and risk assessments.
  • Ensure all operatives and contractors adhere to statutory and company health and safety requirements.
  • Line manage a team of operatives, including conducting 1:1s, appraisals, and performance reviews.
  • Support training, development, and performance improvement initiatives.
  • Manage absence, disciplinary, and grievance issues in line with HR policies.
  • Ensure all works are delivered to high quality and professional standards.
  • Handle customer complaints and queries promptly and effectively.
  • Work collaboratively with tenants, contractors, and internal teams to deliver excellent service outcomes.
  • Monitor expenditure and resource allocation to ensure cost‑effectiveness.
  • Authorise materials, labour, and subcontractor invoices within agreed limits.
  • Identify and report opportunities for service improvement and cost savings.
  • Maintain accurate records using the housing management or repairs system (e.g., Northgate, DRS, Orchard, etc.).
  • Provide performance data and reports to management as required.
  • Support the Repairs Manager with operational planning, KPI reporting, and audits.
You Will Need
  • Proven experience in a social housing repairs background.
  • Full UK driving licence.
  • Strong knowledge of building maintenance, trades, and repair diagnostics.
  • Good understanding of health and safety legislation (e.g., CDM Regulations, Asbestos Awareness).
  • Experience using housing or repairs management systems.
  • Excellent communication, leadership, and organisational skills.
  • Ability to work under pressure, prioritise workloads, and meet deadlines.
