Overview
Performs semi-skilled work in inspecting the heating, cooling, electrical, and structural systems of City owned buildings.
Responsibilities- Periodically, inspects municipal buildings’ heating, plumbing, and cooling systems;
- Changes belts, pulleys, and filters; performs scheduled preventive maintenance and troubleshooting of units to find, remove, and replace parts which are excessively worn or faulty;
- Assists Maintenance Worker perform regular building maintenance, painting walls/trim, perform minor electrical repairs, plumbing, and carpentry work.
- On 24 hours call rotation requiring the use of pagers.
- Maintains and monitors records and logs of maintenance activities, sets and follows schedules to identify potential future problems for establishing regular and preventive servicing in order to prevent and/or minimize possibility of breakdowns;
- Cleans condensers and evaporator coils;
- Participates in regular staff meetings and training session;
- Initiates deficiency reports of new construction projects.
- Performs monthly fire extinguisher inspections.
- Performs other duties as assigned.
- Knowledge of preventive maintenance procedures for heating and air conditioning systems;
- Knowledge of basic HVAC systems maintenance and repair;
- Knowledge of occupational hazards and appropriate safety precautions;
- Skill in trouble shooting and maintaining heating, air conditioning and electrical systems;
- Skill in performing general maintenance work;
- Skill in communicating orally and in writing including how to maintain service records on City equipment and systems;
- Skill in establishing and maintaining effective working relationships with City staff, suppliers and the public.
- High school graduate or equivalent;
- One year of full-time maintenance in the HVAC and mechanical field preferred;
- Certification in HVAC or have the ability to obtain certification within the first 6 months of employment;
- Valid TN or VA driver’s license is required.
