The Community Maintenance Technician plays a vital role in maintaining the overall cleanliness, functionality, and curb appeal of assigned communities. This position involves performing daily cleaning tasks, conducting light maintenance, and assisting with minor repairs to ensure a safe, attractive, and welcoming environment for residents and visitors.

Key Responsibilities Daily Cleaning & Site Upkeep
  • Walk and inspect the property daily to remove litter, garbage, cigarette butts, and pet waste from all common areas, including:
    • Dumpster enclosures
    • Clubhouse and pool facilities
    • Playgrounds, parks, and sports courts
    • Courtyards, walking trails, and green spaces
    • Parking lots, sidewalks, and driveways
  • Maintain a neat and professional appearance of all landscaped areas by clearing debris and reporting irrigation or plant issues.
Light Maintenance & Inspections
  • Conduct regular inspections and basic maintenance for:
    • Electrical: Replace bulbs, fixtures, and photocells (up to 12 feet).
    • HVAC: Replace air filters as needed.
    • Plumbing: Perform minor repairs in restrooms (toilets, sinks, exhaust fans).
    • Flags: Raise, lower, or replace flags as needed.
    • Hardware: Repair or tighten doors, gates, and general fixtures.
    • Playgrounds: Remove graffiti, ensure safety of equipment, and report major repairs (warranty items excluded).
    • Fences, benches, and signage: Perform minor repairs or replacements.
    • Tennis/basketball courts: Repair or replace nets, wind screens, and small fixtures.
Reporting & Communication
  • Report safety hazards, vandalism, or maintenance issues requiring escalation.
  • Coordinate with the Maintenance Supervisor regarding project priorities and material needs.
  • Maintain accurate records of daily activities and completed tasks.
Client Coordination

Clients provide consumable supplies and materials such as:

  • Filters, bulbs, pickets, and signs.
    Limited materials may be procured by Inframark and billed back to the client.
Exclusions

This role does not perform:

  • Pool or pond pump repairs or related plumbing.
  • Electrical work beyond fixture-level (breaker to service line).
  • Licensed trade work (electrical, plumbing, etc.).
  • Projects requiring two or more workers for safety unless pre-approved.
  • Inspections already covered by other contracts (e.g., Deed Restriction).
Qualifications
  • High school diploma or equivalent preferred.
  • Previous experience in groundskeeping, janitorial, or maintenance work desired.
  • Ability to lift up to 50 lbs and work outdoors in various weather conditions.
  • Basic understanding of hand tools, small repairs, and safety protocols.
  • Reliable, self-motivated, and able to work independently with minimal supervision.
  • Outdoor community settings (parks, pools, trails, etc.)
  • Exposure to weather, cleaning chemicals, and light equipment.
  • Moderate physical activity including walking, lifting, bending, and reaching.
