Overview

Mac Properties is a dynamic and growing private residential real estate company with operations in the metropolitan areas of Chicago, St. Louis, and Kansas City. The Maintenance Technician III role involves maintaining properties at peak performance and ensuring resident satisfaction and retention. The pay range for this role is $21-$23/hour.

Responsibilities
  • Execute maintenance requests by diagnosing problems and making repairs to maintain the physical condition of the community according to MAC operating and safety standards, in a timely manner.
  • Manage a specific portfolio or property, responsible for maintenance and repair of units, common spaces, building exteriors, and related areas; supervise Service Technician II and I per portfolio.
  • Schedule, review and approve time off requests as appropriate; discipline and coach team as appropriate.
  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs.
  • Prepare, schedule, and perform routine preventive maintenance on make-ready apartments.
  • Respond to On-Call emergency requests on weekends and after hours in a timely manner.
  • Diagnose and perform minor and routine maintenance/repair involving apartment turnover.
  • Demonstrate knowledge of electrical and plumbing layouts of a high-rise building, and HVAC domestic water systems (proper certification may be required).
  • Repair or train employees on appliances, including installation and minor repairs, as well as tile/carpeting/wood flooring, and related fixtures and appliances where applicable.
  • Handle door locks, security systems, fire protection equipment, entry systems, emergency power systems, and related hardware.
  • Repair walls, drywall and plaster, finish carpentry, and hardware installation; manage waste management repairs (chutes, compactors).
  • Complete service requests and repairs in line with company standards and in a timely manner; assist with organizing and prioritizing tasks.
  • Ensure vacant apartment homes are rent-ready in a timely manner and perform make-ready work as required.
  • Maintain Resident Services standards and respond to resident requests to ensure satisfaction; inspect vacated apartments and perform make-ready checks to restore market-ready status.
  • Maintain accurate records regarding service requests, make-ready status, and work in progress; monitor property conditions and report unsafe conditions immediately.
  • Apply MAC Property Management policies and procedures and promote safe work practices; ensure compliance with federal, state, and local laws, including Fair Housing regulations.
Qualifications
  • Valid driver’s license and vehicle required for this position.
  • High school diploma or equivalent (GED) preferred.
  • At least one year of experience in property management maintenance performing duties of a Maintenance Technician III.
  • Ability to read and write English with clear and concise written and verbal communications; ability to read maintenance tickets and labels on cleaning and chemical supplies.
  • Ability to perform basic arithmetic and to estimate, compute averages, percentages, and totals.
  • Ability to operate general office equipment occasionally.
  • Ability to frequently use general maintenance tools and equipment (hand tools, power tools, safety equipment) and handle chemicals and cleaning supplies.
  • Physical ability to stand, walk, stoop, kneel, crouch or crawl, and climb stairs or ladders; provide own basic tools and be skilled in safe use and maintenance of listed tools and equipment.
