JOB DESCRIPTION – New Home Sales Specialist
New Home Sales Specialist job at HCap Search. Kansas City, MO.
PurposeThe Experience Specialist will maintain a standard of quality and professionalism for our homeowners while ensuring a remarkable home buying experience. This role requires you to know the plans and features of Arise Homes in order to communicate and guide new homeowners throughout their home’s construction process.
PrincipalDuties & Responsibilities
- Deliver Arise Homes quality and value.
- Know the products – be knowledgeable with all houses, floor plans, and features.
- Maintain regular communication with future homeowners, ensuring an exceptional buying experience and updating them on the progress of their home.
- Maintain regular communication with our sales department to be up to date with all new contracts.
- Consistently visit our various communities to maintain rapport and communication.
- Timely and efficient communication with the construction team.
- Provide feedback to build team on home quality at home complete.
- Coordinate closings with the build team, lender, title, buyer, and any agents.
- Ensure TCO/CO is obtained prior to closing.
- Know and understand the dynamic schedule so you can accurately and appropriately inform homeowners.
- Schedule frame tours with homeowners a week in advance.
- Conduct frame tours.
- Schedule the Welcome Home Celebration two weeks ahead.
- Manage the process for HOA requests until the HOA is established for the new community.
- Other miscellaneous duties as necessary.
- Good time management and organizational skills.
- Proficient computer skills and knowledge of computer systems. Specific working knowledge of Microsoft Excel and Word.
- Good problem solving and planning skills.
- Motivated, self-directed and can operate within proper guidelines.
- Ability to lead others and build relationships.
- Good communication and interpersonal skills to work with homeowners, staff, and sales team.
- Positive attitude and professional demeanor.
- Be open and prepared to grow professionally within the team as well as the overall company.
Physical Requirements
- Work inside and outside in uncontrolled conditions.
- Vision for near, mid-range, far and accommodation. Hearing for low, medium, and high pitch.
- Effective communication skills when dealing with co-workers, trade partners, and homeowners.
- Requires physical ability for standing, sitting, crouching, kneeling, frequent walking, reaching above head and below waist.
- Must be able to perform all job expectations safely with or without reasonable accommodations.
- Ability to lift 50 pounds without assistance.
The Experience Specialist will report to the Sales Manager.
Job Hours- 40-45 hours per week (7:45am-5pm, M-F)
- Lunch meetings are occasionally required.
- After hours and weekends may be necessary on occasion for trips, events, or to meet deadlines.
- Travel occasionally required.
