District Property Manager (Clear path for Junior Regional) - Multifamily Value-Add
Location:
Kansas City, MO
CORY is hiring a high-urgency, District Property Manager to act as an owner's representative. This operator will direct teams and own execution during a critical phase of value creation. You will be the primary execution lead and owner's representative for a 248-unit multifamily community in Kansas City. This role offers significant upside for an individual ready to earn broader regional responsibility by driving results on a complex asset.

Our client is a privately held real estate investment group focused on value-add multifamily assets. The organization runs lean, prioritizes execution over hierarchy, and empowers on-the-ground leaders to take full ownership of outcomes. Speed, accountability, and adaptability define the culture.
Responsibilities as a LeaderExecute the asset-level business plan, meeting timelines, budgets, and performance goals.
Serve as the owner’s on-site representative, driving operational and construction urgency and accountability.
Direct construction crews, contractors, and vendors to ensure Cap Ex projects stay on schedule.
Oversee unit turns, renovation sequencing, and readiness for accelerated leasing.
Monitor leasing performance, pricing, occupancy, and collections, swiftly addressing shortfalls.
Lead and support property staff, fostering a culture of accountability and follow-through.
Conduct frequent site walks to confirm quality, progress, and adherence to scope.
Identify risks early, escalate strategic decisions, and maintain execution momentum.
Support reporting, forecasting, and performance updates related to refinance and capital objectives.
5+ years in multifamily property management, multi-site/regional operations.
Proven success with asset renovation, lease-up, or repositioning.
Experience directing construction and capital improvements.
Comfortable as an owner’s representative, not a traditional site manager.
Bilingual strongly preferred
Competitive package:$80k–$100k based on experience + strong bonus potential
