Pay Range: $20.00/hr – $22.00/hr (base pay). Actual pay is based on skills and experience.
Job SummaryThe primary responsibilities of the Maintenance Technician are to perform maintenance service requests, apartment make‑readies, and assist the Community Manager and Service Supervisor/Service Manager, if applicable, in maintaining the physical appearance and integrity of the community. This involves ensuring a safe, clean, and comfortable living environment for residents and visitors. The Technician will also walk the community to enhance curb appeal and ensure all apartments are restored to “market ready” condition promptly.

- Conduct all business in accordance with local, state, and federal safety laws and guidelines, including EPA, OSHA, ADA, Fair Housing, etc.
- Regularly walk the community to identify potential issues and address or report them.
- Inspect, repair, replace components in apartments: lights, breakers, windows, latches, screens, hinges, doors, shelving, baseboards, mirrors, appliances, faucets, sink plugs, tiles, etc.
- Operate hand rutter for plumbing backups and inspect, repair or replace water heaters.
- Repair drywall, prep and paint.
- Replace or repair ceiling fans, light fixtures, etc.
- Change locks, hang and plumb doors.
- Replace flooring with VCT or sheet vinyl.
- Inspect and change A/C filters.
- Maintain and clean the maintenance shop and storage areas.
- Perform other repairs/maintenance as requested by the supervisor.
- Inspect interior and exterior conditions of buildings and grounds; complete the JVM 8‑point preventative maintenance checklist.
- Complete service requests within 48 hours.
- Complete apartment make‑ready within 5‑8 business days.
- Clean and maintain pool conditions; test pool chemical levels.
- Know utility meter shut‑offs and sewer cleanouts.
- Perform "trash‑out" of vacated apartments.
- Attend or complete required training courses and comply with all safety rules.
- Immediately report all unsafe conditions to supervisors.
- High school diploma or GED.
- Must understand and read English.
- Two years of property management maintenance experience.
- Experience in electrical, plumbing, HVAC, and carpentry.
- Knowledge of safety features for equipment, machinery, tools or materials.
- Excellent customer service, written and oral communication skills.
- Ability to work as part of a small community team; take direction from supervisors.
- High initiative and ability to complete tasks efficiently.
- Flexibility to perform a wide variety of tasks promptly.
- Must pass the physical exam administered at a medical facility.
Equipment employees are expected to own the following tools (minimum): hammer;
Phillips screwdrivers (#1, 2,
3); standard screwdrivers (1/8", 1/4", 5/16"); nut drivers (1/4", 5/16", 3/8"); combination wrenches (1/4"–7/8"); adjustable wrenches (8" & 10");
Allen wrench set; 2 pipe wrenches (16" minimum); complete socket set (3/8" or 1/2"); cordless drill (12+V); drill bits (1/16"–1/2"); tape measure (25"); channel locks; vise grips; standard pliers; needle‑nose pliers; hacksaw; electrical tester (voltmeter); circular hand saw; taping knives (2" & 6"); small level. An appropriate toolbox, tool bag or pouch must be carried.
Must have a valid driver’s license and automobile insurance for personal vehicle transportation within the community for apartment inspections and repairs, and for picking up replacement parts and supplies from vendors (approximately 10% of the time).
