The Facilities Maintenance Manager - Specialty Trades serves as the primary technical authority overseeing multiple skilled trade teams including Zone Technicians, Carpenters, Painters, and Locksmiths. This role requires extensive technical knowledge across diverse construction and maintenance disciplines to effectively manage teams, ensure quality workmanship, and maintain operational efficiency while ensuring compliance with safety standards and project requirements. The Manager reports to the FMO Operations Manager and/or FMO Senior Manager and works closely with hospital leadership to align service delivery with operational demands.
EssentialJob Functions
Supervise and coordinate all personnel and operations across carpentry, painting, and locksmith teams, including:
Carpentry Operations:
- Structural framing, drywall installation/repair/finishing, drop ceiling installation and repair
- Laminate flooring, carpeting, and Acrovyn installation
- Power tool training programs and quality control adherence to building codes
Painting Operations:
- Brush, roller, and spray application methods for various surfaces
- Drywall repair in conjunction with painting projects
- Staining projects, specialty finishes, and surface preparation standards
- Paint material inventory management
Locksmith & Security Operations:
- Inventory and maintenance of thousands of keyed lock cylinders across multiple brands and systems
- Door repair, installation, and power actuated/automated door control systems
- Security system integrity, key management protocols, and emergency lockout response services
- Coordinate with other departments and outside contractors to ensure scope of work is completed and identify potential project risks
- Develop project scopes, material take-offs, and cost estimates for trade-specific projects including office renovations, door hardware upgrades, and facility repainting
- Schedule and allocate resources across all trade teams to meet project timelines and operational needs
- Monitor Key Performance Indicators and communicate results to FMO Operations Manager and/or FMO Senior Manager
- Collaborate with FMO Operations Manager and/or FMO Senior Manager to align service delivery with hospital expectations and operational demands
- Translate strategic direction into departmental action to meet customer expectations
- Direct customer needs based on hospital communications and proactively plan for service adjustments
- Coordinate with various departments to ensure seamless integration of services and operations
- Foster strong internal collaboration by maintaining effective working relationships with cross-functional teams and leadership
- Ensure employees maintain required certifications
- Establish and maintain collaborative working relationships with P1 Service and customer management by providing timely, accurate, and complete information
- Represent P1 Service leadership within internal meetings, including department head and management team discussions
- Support operational alignment by participating in meetings and executing direction provided by the FMO Operations Manager or customer
- Escalate communication issues between service teams and hospital stakeholders to the appropriate point of contact
- Provide timely internal updates to P1 Service leadership regarding departmental progress, challenges, and changes impacting service delivery
- Communicate work requirements, staffing needs, and operational changes to FMO Operations Managers or FMO Senior Manager
- Develop and distribute regular reports, updates, and communications to appropriate staff levels
- Ensure all relevant personnel receive timely notification of policy changes, procedural updates, and operational adjustments
- Maintain accurate records of communications, decisions, and follow-up actions
- Maintain open channels of communication to address questions, concerns, and feedback from all stakeholder groups
