Overview

Parity innovatively breathes new life into blocks of long-abandoned rowhomes in West Baltimore. Our work is centered on development without displacement—ensuring historically marginalized residents can benefit from and help direct reinvestment in their neighborhoods.

We're a small but growing team that values collaboration, warmth, and craftsmanship. Every team member is empowered to shape systems, solve problems, and contribute meaningfully to equitable development.

The role

The Acquisitions Associate owns the front end of Parity's development funnel—building and managing our property acquisition pipeline. You'll identify and engage absentee owners of vacant and distressed properties, maintain a clean and accurate owner database, run outbound outreach, and negotiate purchase terms that align with Parity's mission and financial parameters.

This is a hands‑on role that blends data management, outreach, negotiation, and transaction coordination in a fast‑moving, mission‑driven environment.

What You’ll Do
  • Build, maintain, and continuously clean a database of absentee owners of vacant and distressed properties
  • Aggregate and verify ownership data from public records, tax data, and third‑party sources
  • Track owner status, outreach history, responsiveness, and deal stage in Parity's CRM/database
  • Execute outbound outreach campaigns via phone, email, and direct mail
  • Respond to inbound inquiries and maintain consistent follow‑up to move owners toward a decision
  • Build rapport with owners and clearly communicate Parity's mission, process, and timelines
  • Conduct preliminary deal screening based on location, condition, and feasibility
  • Negotiate purchase price and basic terms within pre‑approved parameters
  • Coordinate property walk‑throughs and inspections with internal teams
  • Prepare internal deal summaries and recommendations
  • Coordinate with legal counsel, title companies, and internal staff through contract and closing
  • Track deal milestones and keep transactions moving toward settlement
  • Maintain organized records of contracts, correspondence, and transaction documents
  • Help refine acquisition workflows, templates, and outreach scripts
  • Track and report key metrics (outreach volume, response rates, conversions, acquisitions)
  • Identify bottlenecks and propose improvements to increase acquisition velocity
What We’re Looking For
  • 2–5 years of experience in real estate, acquisitions, development, sales, or a related field
  • Strong organizational skills and comfort managing large datasets with accuracy and consistency
  • Experience with outbound outreach (calls, emails, mail campaigns)
  • Demonstrated negotiation skills and confidence handling direct financial conversations
  • Clear, professional written and verbal communication
  • High attention to detail, strong follow‑through, and reliable task ownership
  • Experience with property acquisition
  • CRM/database experience (Airtable, Hub Spot, or similar tools)
  • Comfortable working independently in a mission‑driven, fast‑paced environment
Compensation, Growth, and Benefits
  • Competitive compensation commensurate with experience
  • Opportunity for performance‑based bonuses as the company grows
  • Direct mentorship from the Founder and CEO
  • 21 days of paid time off
  • Health benefits
