Overview
Winterwood, Inc. is seeking a proactive, detail-oriented Senior Property Manager to oversee the operational, financial, and administrative performance of a property. This role provides leadership and management to on-site teams, ensures compliance with company policies and housing program requirements, and drives high standards of resident satisfaction, occupancy, and asset preservation.
Position Details- Job Type: Full-time (40 hours per week)
- Work Schedule:
Monday-Friday 8:30 AM-5:00 PM - Salary: $70K a year
- Sign-On Bonus: $500 (Payable on first paycheck. Rehires are eligible if their separation period has been 1 year or more).

- Oversee leasing, marketing, and occupancy for assigned communities to meet target occupancy goals.
- Forecast move-outs, manage unit turnover, and ensure timely leasing.
- Screen applicants, show units, and complete leasing paperwork in compliance with HUD, RD, Tax Credit, Public Housing, and/or Conventional Housing requirements.
- Process move-ins, renewals, and annual recertifications within required timelines.
- Maintain accurate tenant files and submit required documentation to Corporate and government agencies.
- Manage budgets, rent increases, rent collections, deposits, and ledger accuracy.
- Issue late notices and coordinate evictions as necessary.
- Ensure properties are clean, well maintained, and inspection-ready; conduct regular property and unit inspections.
- Assign and follow up on maintenance work orders and oversee special projects.
- Address resident concerns and maintain positive resident relations.
- Maintain inventory controls and report unusual occurrences or property issues.
- Provide direct oversight of on-site office and maintenance staff.
- Approve timecards and ensure payroll compliance.
- Participate in hiring, onboarding, training, coaching, and performance management of site staff.
- Assist with progressive discipline in coordination with the Regional Manager and Human Resources.
- Minimum of three (3) years of property management experience required; affordable housing experience preferred.
- Strong computer proficiency with the ability to organize, prioritize, and manage multiple tasks efficiently.
- Exceptional communication, customer service, and interpersonal skills.
- Proven ability to work independently while collaborating effectively within a team environment.
- Demonstrated stability in work history and a high level of reliability.
- Strong people management and leadership skills.
- Valid driver’s license with willingness to travel for training as needed.
- Ability to successfully pass a pre-employment drug screening and criminal background check.
