General Maintenance Technician

GENERAL MAINTENANCE TECHNICIAN-)

To carry out routine maintenance, service and repair requests associated for building utilities in compliance and direction of FM management

• Maintenance of window
  
  A/C and alltype of split A/C
• Conduct service repair and PPM for roofmounted Chiller sand associated compressor.
• Conduct service repair and PPM for air Handling Units primary and secondaryfilter monitoring inclined manometer maintenance
• Chilled water pumps plant maintenance and operation
• Conduct service repair and PPM for FCU, Fan coil unitmaintenance for all areas.
• Replacing filters, filter bags, oils andrefrigerant
• Diagnoses causes of problems and/or failures in heating/air conditioning systems for the purpose of identifying equipment and/or systems repairand/or replacementneeds.
• Inspects HVAC systems and their components (e.g. heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessaryrepairsand recommending preventive maintenance.
• Performsroutine and preventive maintenance asneeded forthe purpose offensuring the ongoing functioning ofHVAC systems
• Anyemergencyand urgent matter must take immediateaction
• Maintaining all the push button and manual operation in good condition.
• Maintain good operation ofall building elevators foremergencypower supplyand intercom.
• Should make technical report forall maintenance problems
• Report first to general maintenance supervisor for anytroubleshooting for all building elevators.
• Should endorse to outside companyifthere are anytechnicalproblems required to fix.
• Performtroubleshooting to all required equipment’s and machines which is relatedto his job.
• Followthe instructionsgiven bythe General Maintenance supervisor which isordered bythe Mechanical Systems
• Unit Manager.
• Assigned for dailyrepair and test work
• Aware ofload demand with regard to new installation and circuit breakerratings.
• Diagnose the main causesofproblemsfromthe associated areas.
• Responsible formanyelectrical concerned workssuch as-Checking theemergencygenerator
• Checking the power distribution,and the general lighting, Emergencylightings, inspection of the Main distribution panels and therepeater panels.
• Monitoring the UPS systemand allother dayto dayroutine works.
• Dailyactivityand major problems found to be reported to general maintenance supervisor.
• Anyemergencyand urgent mattermust take immediate action.
• Musthave focusmonitoring and maintenance to all patient roomsto all buildings.
• Must have completerecords ofPPM procedures forall required machines and equipment
• Must have monitoring forall high voltage electrical equipment allthe time.
• Installation and repair for allcable wires, switches, power supply, electric outlets, machines, and equipment.
• Performtroubleshooting to all required equipment and machines which is relatedto his job.

• Knowledge of Safetyand Environmentalconcerns  according toFakeeh
  
  Carepolicyandprocedure.
• Monitorsandreportsanyissuesrelatedtosafetyintheimmediateworkareai.e.frayed ortatteredelectrical cords,faulty equipment that posesa risktostaffoperatingit,maintainingacleanunclutteredworkarea.
• Abletoverbalizeanddemonstrateunderstandingofthereportingmechanism(OVRsystem) foranyriskidentifiedinthe performanceofjobduties.
• Abletoidentifyappropriate wasteproceduresforofficematerials(paper,emptyinkcartridges) andequipmentastonotposean environmentalcontaminationrisk.
• Abletoverbalizeunderstandingofsafetyproceduresintheeventofaninternal orexternaldisasterandtheroletheywillparticipate in

• Must have Trade Certificate in Electricity or HVAC.
• Minimum 5 years’ experience as technician.
• Fluencyin written &spoken English & Arabic.
• Saudi Council of Engineers Certificate.
