About

The Role

The Maintenance Director is responsible for overseeing the maintenance operations to ensure a safe, clean, and well-functioning environment for residents and staff. This role involves managing a team of maintenance technicians, coordinating repair and preventive maintenance activities, and ensuring compliance with health and safety standards. The director will work closely with healthcare and facility management teams to support resident care areas by maintaining critical infrastructure and equipment.

A key outcome of this position is to minimize downtime and disruptions through effective scheduling, resource allocation, and timely resolution of maintenance issues. Ultimately, the Maintenance Director plays a vital role in supporting the overall quality of care and operational excellence within the organization.

Job Responsibilities
  • Supervise and coordinate daily maintenance activities including repairs, inspections, and preventive maintenance tasks.
  • Manage and mentor maintenance staff, providing training and guidance to ensure high performance and adherence to safety protocols.
  • Collaborate with healthcare teams to address maintenance needs that impact resident care areas, ensuring compliance with infection control and safety standards.
  • Develops or follows preventive maintenance schedules, performing all required preventive maintenance tasks.
  • Assigns daily duties to maintenance staff, supervises performance, and maintains an adequate inventory of maintenance supplies.
  • Monitors and keeps record of the operation of facility electrical systems, fire alarm systems, sprinkler systems, emergency generator, central air and heat, boilers, and nurses call system per the preventive maintenance program.
  • Performs inspections and repairs; purchases supplies and maintains inventory.
  • Maintains exterior upkeep.
  • Implements OSHA requirements.
Minimum Qualifications
  • Must have a valid Indiana Operator's License.
  • Ability to present Maintenance and Safety related topics in front of small groups.
  • Can work overtime or on weekends if needed to complete duties, is on call to handle issues that arise at the facility.
  • Above average knowledge of electrical and heating and cooling systems.
  • Average knowledge of fire alarm and sprinkler systems and of chemicals.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedures manual.
  • Proven experience in maintenance supervision or a related role within a healthcare or residential care environment.
  • Strong knowledge of safety regulations and infection control practices relevant to healthcare facilities.
Preferred Qualifications
  • Certification in facilities management or maintenance supervision.
  • Experience working in long-term care or assisted living facilities.
  • Leadership training or certification.
