Job Description

Job Summary

This position performs skilled HVAC work in the maintenance, repair, and renovation of buildings, housing units, and facilities owned, operated, and managed by Jacksonville Housing. The position is also expected to perform general maintenance, repair, and renovation work for Jacksonville Housing buildings, housing units, and facilities as required.

Essential Job Functions
  • HVAC Technician will perform skilled HVAC maintenance work, including but not limited to, the installation, repair, and replacement of all sizes of mechanical air conditioning and heating systems, the performance of periodic inspections, and the cleaning and/or lubrication of fans, motors, coils, and pumps throughout the buildings, housing units, and facilities owned, operated or managed by Jacksonville Housing.
  • HVAC Technician will also be expected to perform semi-skilled work in several trade areas related to the maintenance and repair of buildings, units, and equipment; as well as install, maintain, repair, or replace mechanical equipment, appliances, and portable electrical equipment.
  • Assists in planning work according to activity, seasonal, or emergency needs within work assignments.
  • Assists in scheduling, assignment, and supervision of all emergencies, routine, and preventive maintenance work. Assists in the vacancy preparation process. Performs general maintenance work, including, but not limited to HVAC, etc.
  • Performs work and supervises workers in a variety of building maintenance and custodial-related tasks and assignments.
  • Responsible for maintenance, repairs, and cleanliness of assigned vehicle(s) and equipment.
  • Conducts HUD REAC inspections as directed by the supervisors.
  • Inspects, repairs, installs, modifies, and maintains HVAC systems.
  • Coordinates work with the Property Manager, Foreman, and Maintenance Mechanics.
  • Responsible for entering work orders neatly, accurately, and timely.
  • Responsible for informing superiors on work progress and on any conditions/situations which should be called to their attention.
  • The situations warranting declaration of emergency is reported immediately.
  • Immediate and appropriate responses to emergencies are required.
  • Adherence to any applicable safety procedures related to the industry, Jacksonville Housing, local, State of Florida, and federal laws and regulations.
Minimum Qualifications

Must have a High School Diploma or GED equivalent and vocational/technical training in HVAC work, plus four (4) years of HVAC experience installing and maintaining HVAC equipment and ductwork, or an equivalent combination of education, training, and experience. Must possess an Environmental Protection Agency (EPA) Refrigerant License.

Required Knowledge, Skills, and Abilities
  • Demonstrated thorough knowledge of national, state, and local laws and regulations regarding HVAC systems and equipment,
  • Demonstrated knowledge of building code conformance standards.
  • Demonstrated knowledge of the tools, materials, and methods of the respective trade.
  • Demonstrated skills of mechanical aptitude and mental alertness.
  • Demonstrated ability to apply common sense understanding to carry out furnished in written, oral, or diagrammatic form.
