This position performs difficult skilled and supervisory work in the cleaning, maintenance, and repair of City’s buildings and related equipment; does related work as required. Work is performed under the regular supervision of the Facilities Maintenance Manager. Supervision is exercised over maintenance staff and contractors.
ESSENTIAL JOB FUNCTIONS- Plans and participates in building cleaning and maintenance work including painting, plumbing, carpentry, HVAC, and electrical work.
- Oversees the work of building maintenance contractors and temporary staff.
- Requisition s cleaning materials, supplies, and equipment.
- Reviews contractors’ invoices and recommends for payment.
- Delivers and distributes cleaning materials and supplies.
- Repairs buildings, doors, windows, floors, partitions, roofs, etc. and installs, checks and repairs electrical, HVAC, and lighting systems.
- Operates motor equipment related to assigned tasks.
- Establishes appropriate safety practices for personnel and contractors at work sites and the general public.
- Assists in providing cost estimates for repairs, installations, and maintenance.
- Maintains schedules, work records, and time cards.
- Works standby as assigned.
- Performs related tasks as required.
A high school diploma or equivalent supplemented by technical courses in building maintenance, construction, or related, and three years of experience in building and grounds maintenance and repair, including some supervisory experience.
Special QualificationsA driver’s license valid in the State of Florida and A City-approved HVAC License. Must obtain forklift certification and scissor lift certification within 6 months of employment.
Knowledge,Skills and Abilities
- Thorough knowledge of the methods, materials, tools, and equipment used in building maintenance and repair.
- Thorough knowledge of hazards and safety precautions associated with type of work assigned.
- Thorough knowledge of applicable codes, pertinent inspection, and safety requirements.
- Skill in the use of hand and power tools of the trade.
- Ability to recognize and diagnose problems.
- Ability to make time and materials estimates.
- Ability to follow oral and written instructions.
- Ability to plan and supervise the work of others.
- Ability to work from sketches, blueprints, and drawings.
- Ability to maintain records.
- Ability to operate standard office, personal computer, and related equipment.
The work is heavy work requiring the exertion of 100 pounds of force occasionally, up to 50 pounds of force frequently, and up to 20 pounds of force constantly to move objects. Additionally, the following physical abilities are required:
- Balancing:
Maintaining body equilibrium to prevent falling while walking, standing, or crouching on narrow, slippery, or erratically moving surfaces. The amount of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium. - Climbing:
Ascending or descending terrain, ladders, stairs, ramps, poles, and the like, using feet and legs and/or hands and arms. Body agility is emphasized. - Crouching:
Bending the body downward and forward by bending leg and spine. - Grasping:
Applying pressure to an object with the fingers and palm. - Hearing:
Required to perceive information at normal spoken word levels. - Pulling:
Using upper extremities to exert force in order to draw, haul, or tug objects in a sustained motion. - Pushing:
