Job SummaryResponsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Is provided a company van and tools, and travels to a variety of customer sites to maintain commercial properties. Performs minor carpentry, plumbing, electrical maintenance, preventative, corrective and predictive maintenance, troubleshooting and servicing of commercial HVAC systems. Performs tests and analysis to assure proper functioning of equipment, provides recommendations, understands control operation and sequence for commercial HVAC systems, and utilizes trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, etc.
Essential Duties & Responsibilities- Complete thorough Preventative Maintenance Checks and Services on all standard package and split unit HVAC systems common among light commercial customers: inspection and repair/replacement of belts and pulleys, condensate drain line cleaning, testing power/performance of compressor, fan motor, blower motor, burner/heat exchanger safety, and operational controls.
- General repairs of steam/hot water boiler systems. Diagnose airflow and ducting repairs.
- Use refrigerants safely, efficiently, and EPA compliant on standard package and split unit HVAC systems.
- Diagnose and repair common mechanical, electrical or system failures on standard boiler, package and split unit HVAC systems, including motors, belts, pulleys, compressors, condensing units, evaporators, circuit boards, contractors, leaks, and safe brazing of copper components.
- Complete preventive maintenance and repairs per work order requirements; self‑perform duties in compliance with company procedures, regulatory requirements and safety standards.
- Perform minor plumbing maintenance (unclog toilets and drains, fix leaks, replace fixtures).
- Perform routine painting and carpentry to maintain facilities in like‑new condition.
- Perform minor electrical maintenance allowed without a license (repair/replacement of fixtures, switches, outlets, bulbs).
- Complete service and asset inspections as needed.
- Fully utilize technology (tablet, smartphone) to access and complete work orders, create and submit service reports with quality inspection images, submit timesheets, expense reports and purchase card logs, and obtain necessary materials.
- Create a positive climate with the client, provide and generate customer satisfaction, maintain timely communications with customers and internal teams.
- Obtain and complete required safety and compliance training and attend weekly safety meetings.
- Provide estimates for larger projects and onsite services.
- Complete other duties as assigned or required.
Education
- HS diploma or equivalent. HS diploma or Degree/Certification, or equivalent professional experience in landscaping, trades (Electrical, HVAC, Plumbing, etc.), or specialty floor care is preferred.
- Certified 2‑year HVAC technical certificate or state‑approved HVAC license.
Business Experience
- 5 years HVAC/General Maintenance experience, including electrical, plumbing, carpentry. Experience on industrial/commercial HVAC equipment/systems as required.
Licenses/Certifications
- Applicable certifications, licenses, and a valid driver’s license in good standing.
- EPA Universal Refrigeration License.
Language Skills
- Ability to read and comprehend instructions, safety policies, operating and maintenance instructions, procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to present information individually and in small groups.
Technical Qualifications & Skills
- Complete assigned work orders in a timely manner and communicate status via designated systems.
