Maintenance Tech II – $500 Tool Allowance (HVAC Certified Required)
Location: Jackson, MS.
Position Title: Maintenance Tech I
Manager: Property Manager
Tool Allowance: $500 paid in quarterly increments of $125.
General DescriptionPrincipally responsible for maintaining the physical aspects and general repairs of the exterior and interior of apartment complex buildings, systems, and fixtures, including heating, air conditioning, general carpentry, electrical systems, window repairs, flooring repairs, and wall and door repairs.
Qualifications- High school graduate or GED equivalency.
- Suitable EPA certification required.
- Minimum three years’ work experience in building and mechanical equipment maintenance and repair or a similar function.
- Thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) with the ability to perform minor repairs.
- Minimum three years experience supervising a maintenance team.
- Work performed in indoor and outdoor environments; travel between sites; exposure to noise, dust, grease, smoke, fumes, odors, gases, mechanical and electrical hazards, and all types of weather.
- Full physical capability to walk, stand, sit, stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and perform repetitive hand movements; lift, carry, push or pull moderate to heavy loads; and communicate verbally.
- Knowledge and skill in safe use and maintenance of hand tools.
- Availability for on‑call rotation for emergency duty.
- Dependable transportation, valid driver’s license, smartphone, and auto‑insurance proof.
- Repair minor electrical problems and high‑voltage issues (110–220 V).
- Perform minor carpentry and sheetrock repairs, patch drywall, repair subfloors, cabinets, and minor plumbing issues.
- Troubleshoot, diagnose, and correct minor appliance failures.
- Monitor and requisition maintenance and cleaning supplies.
- Repair and make-ready vacant units; assist with painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units.
- Implement routine preventive maintenance schedules on all systems.
- Inspect property for safety hazards; correct immediately or advise supervisor.
- Complete resident work orders and service requests.
- Travel to suppliers as directed.
- Incorporate customer service into all duties.
- Other duties as assigned.
