We own and operate a growing portfolio of well maintained homes serving long term tenants including many government assisted rentals. Our focus is quality renovations, strong tenant relationships, and disciplined operations.
We are hiring a Property Manager to take ownership of day to day portfolio operations while working directly with ownership on approvals and strategy.
Role DescriptionThis is a part time hybrid role for a Property Manager at Wrubel Investments LLC. The Property Manager will oversee daily operations across a portfolio of single family rental homes, manage tenant communication, coordinate maintenance, track leasing activity, prepare housing authority documentation, and ensure properties remain compliant and fully occupied.
This role requires strong organization, responsiveness, and comfort working with property management software. The Property Manager will not handle company funds or pay vendors. All payments and final maintenance approvals are handled by ownership. Emergency repairs under two hundred fifty dollars may be approved with photo documentation.
All maintenance requests must be processed through property management software. Tenants are instructed not to text or call for routine requests.
Key Responsibilities- Manage tenant communication and leasing activity
- Coordinate and schedule maintenance and repairs
- Ensure all maintenance requests are logged in property management software
- Prepare and submit RTA packets to local housing authorities
- Schedule and coordinate HUD and housing authority inspections
- Ensure properties pass inspections and address deficiencies
- Track lease renewals and ensure continuous occupancy
- Collect vendor quotes and send to ownership for approval
- Approve emergency repairs under two hundred fifty dollars with documentation
- Monitor rent collections and follow up on late payments
- Conduct periodic property inspections
- Keep accurate records of property activity
- Assist with onboarding new tenants
- Ensure compliance with lease terms and local regulations
- Experience in property management or real estate operations
- Strong communication and problem solving skills
- Organized and able to manage multiple tasks
- Familiar with basic maintenance coordination
- Reliable and responsive
- Knowledge of Mississippi rental processes is a plus
