The Leasing Specialist role at Birchstone Residential supports leasing operations and financial performance of the community. The specialist secures lease agreements, assists with community marketing activities, and represents the Birchstone brand and company values.
Essential Duties- Greet prospective residents, determine their needs, and provide tours of units and the community, communicating the value and overall experience of living at the community.
- Provide exemplary customer service to all current, future, and previous residents, creating meaningful and memorable experiences through personal relationship building.
- Qualify and screen prospective residents, process and verify rental applications following Fair Housing guidelines.
- Secure deposits and lease agreements; communicate lease expirations and secure lease renewals.
- Communicate community policies to residents.
- Assist with move‑in and move‑out procedures.
- Inspect community and apartments to ensure they are immaculate and ready for new residents.
- Handle resident concerns, suggestions, and requests while delivering outstanding customer service; follow up on resident service requests.
- Support community marketing and resident events.
- Market available units, complete market surveys, and maintain awareness of competitors, industry, and market trends.
- Maximize occupancy and resident retention; increase community visits and interest; boost online engagement and maintain/update online advertisements.
- Research new resident amenities, activities, and programs that add value and drive revenue.
- Suggest improvements for overall efficiencies and processes.
- Assist in special projects and assignments, including capital improvement project management and monitoring project progress.
- Participate in regular meetings with the Property Manager and act as a resource to community team members.
- Assist Property Manager and Assistant Property Manager with administrative duties and completion of daily and weekly reports; answer telephone calls and respond to online inquiries.
- Perform other duties as assigned.
- High School Diploma or Equivalent (required).
- One (1) or more years of work experience in leasing, sales, or customer service (required).
- One (1) or more years of experience in the multi‑family property management industry (preferred).
- Certified Leasing Professional (CLP) certification and Fair Housing certifications (preferred).
- Valid driver’s license (required).
- Proficient with Microsoft Office Suite or related software; general computer skills.
- Proficiency with Entrata software and or other Property Management and supplemental software solutions (preferred).
- Bilingual ability in English and Spanish (preferred).
- Marketing and leasing expertise.
- Strong business communication and interpersonal skills.
- Ability to work independently and in a team environment.
- Innovative problem‑solving approach.
- Effective written and verbal communication skills.
- Excellent time management; ability to work well under pressure and meet deadlines.
- Ability to manage multiple projects simultaneously and prioritize tasks.
- Strong scheduling, organizational, and planning skills.
- Exceptional attention to detail.
- Proficient with Microsoft Office Suite or related software; general computer skills.
- Ability to perform varying hours and promptly respond to emergency situations.
Location:
Irving, TX (or Euless, TX, as applicable). Compensation: $37,000.00–$45,000.00 per year. Full‑time – Entry level.
